Demand for dedicated home office space has grown significantly in London following the widespread adoption of remote and hybrid working. There are several ways to create a purpose-built home office in a London property, ranging from a standalone garden structure to an extension of the main house.
A standalone garden annexe or garden office is the most popular option. Under Permitted Development rights in England, a garden structure can be built without planning permission if it meets specific criteria. The structure must be within the curtilage of the main house but not in front of the principal elevation. It must be single-storey. The maximum eaves height is 2.5 metres and the maximum overall height is 3 metres for a flat roof structure or 4 metres for a pitched roof. The total area covered by buildings and structures in the garden must not exceed fifty percent of the original curtilage area. The structure must not be used as a separate dwelling — using it as a home office for the main household does not constitute a separate dwelling.
In conservation areas, within the curtilage of a listed building, and in some areas subject to Article 4 directions, garden structures may require planning permission regardless of size. Always check with your local planning authority before assuming PD applies.
A purpose-built garden office requires proper insulation, heating, and electrical supply to be usable year-round. Off-the-shelf modular garden offices from suppliers such as Garden Spaces, Green Retreats, or Smart Garden Offices range from twelve thousand to forty thousand pounds depending on size and specification. Bespoke garden annexes designed and built as part of the main project can cost thirty-five thousand to eighty thousand pounds or more with full M&E, insulation, and high-quality finishes. These figures include supply and installation but not the cost of running services (electricity, potentially data cabling) from the main house.
An extension to the main house that includes a dedicated office is the alternative for clients who want the office fully connected to the house and benefiting from the main heating system. This adds to the extension scope and cost but avoids the disadvantage of a separate building that feels disconnected in winter.
A garage conversion to home office use is the most cost-effective option where an integral or attached garage is available and parking on the street or drive is manageable. A basic single garage conversion to home office use costs eighteen thousand to thirty thousand pounds.
