Understanding the typical timeline from first idea to practical completion — and what happens at each stage — helps you plan effectively and set realistic expectations with your household and schedule.

Stage 1: Concept and Design (Weeks 1–8)

The process begins with developing a concept for the project. This involves briefing an architect or design-and-build contractor, agreeing the broad scope and design direction, and producing concept drawings or sketches. For a straightforward project, this stage may take 2–4 weeks; for a more complex design, 6–8 weeks or more. The output is a concept design that can be assessed against budget and planning position.

Stage 2: Planning (Weeks 8–24 if required)

Where planning permission is required, a full planning application takes a minimum of 8 weeks from validated submission to decision — and often 10–14 weeks in reality, particularly in London boroughs with high application volumes. Prior approval applications take 42 days from validation. A pre-application discussion with the planning authority may add 4–6 weeks before submission. Total time for planning where required: typically 12–20 weeks from starting the process.

Stage 3: Technical Design and Specialist Coordination (Weeks 8–16)

Concurrent with or following the concept design, the technical design develops: structural engineering, M&E coordination, specification of materials and systems. Party wall notices must be served (with the clock running for the neighbour's response period — at least 2 months before work is to start). Building Control application is made.

Stage 4: Procurement and Contractor Appointment (Weeks 16–24)

Getting and evaluating contractor quotes takes time when done properly — allow 2–4 weeks for contractors to price, 1–2 weeks to evaluate and clarify, and 1–2 weeks to negotiate and appoint. Contractors on good projects may have a lead time before they can start — typically 4–8 weeks from appointment to start on site.

Stage 5: Construction (Weeks 24–50+)

Construction timelines vary enormously by project type and scale — a single-storey extension takes 3–5 months; a full house refurbishment with loft conversion may take 6–12 months.

Stage 6: Snagging and Handover (Weeks 50–54+)

After practical completion, a snagging period of 2–4 weeks (depending on the list) typically precedes final sign-off. Building Control issues its completion certificate once satisfied.

The Realistic Total

From first idea to moving back into a refurbished home: typically 12–24 months for a significant project requiring planning permission. This is often a surprise to homeowners who assume construction can begin within weeks of deciding to renovate. The pre-construction stages — design, planning, procurement — take as long as they take, and compressing them creates risk and cost.
