The roof is one of the most critical elements of your property — a failure in the roof covering can cause water ingress, structural damage, and damage to interior finishes and contents. Choosing the right roofing contractor matters enormously. Unfortunately, roofing is also a sector with higher-than-average rates of poor workmanship and rogue trader activity. Here's how to select a contractor with confidence.

Check Trade Association Membership

Reputable roofing contractors are typically members of one or more trade associations that verify their competence and credentials. The main ones in the UK are the National Federation of Roofing Contractors (NFRC) — the largest and most recognised — and the Confederation of Roofing Contractors (CORC). Both require members to meet standards around quality, insurance, and competence. Membership isn't a guarantee of good work, but it means the contractor has been assessed and has professional accountability.

FMB (Federation of Master Builders) membership is also a positive indicator for roofing contractors who operate as part of broader building companies, as FMB members are independently inspected and vetted.

Check Insurance

Always ask for evidence of Public Liability insurance (minimum £2 million cover — larger jobs may require £5m or £10m) and Employer's Liability insurance (required by law if the contractor has employees). Ask the contractor to provide a copy of their certificate, and verify that the policy is current. Do not accept verbal assurances — a contractor without current insurance puts you at significant financial risk if someone is injured on your property or if damage is caused to a neighbour's property during the works.

Get At Least Three Quotes

Roofing quotes should specify exactly what is included: the area to be covered, the material specification (including the grade and manufacturer), the fixing method, what happens with existing lead or felt, what is included for valleys, ridges, hips, and abutments, and the warranty offered. A very low quote often means cheaper materials, a smaller scope of works than you're expecting, or a contractor who intends to cut corners on the detail — all of which can cause problems years later.

Ask About Manufacturer Warranties

Quality roofing materials come with manufacturer warranties — flat roof systems in particular can offer 10, 15, or 20-year warranties, but only when installed by an approved contractor using the correct specification. Ask what materials are being specified, whether the contractor is an approved installer, and what warranty documentation you will receive. A contractor who cannot provide manufacturer-backed warranty documentation should be asked to explain why.

Red Flags to Avoid

Be cautious of: contractors who cold-call or knock at your door claiming they've spotted a problem with your roof; those who request large upfront cash payments; those who cannot provide a written quotation; those who claim the work must start immediately; and those who cannot provide references from recent completed work. A trustworthy roofing contractor has time to quote properly, can provide references, and does not rely on high-pressure tactics.
