How to Choose an Architect for Your London Home Project

Choosing the right architect for a home extension or renovation is one of the most important early decisions you'll make. A good architect brings spatial creativity, technical competence, planning experience, and a clear understanding of how buildings are made. A poor appointment costs money and time and can result in designs that don't work, planning refusals, and technical problems during construction. Here's how to find, assess, and appoint the right professional for your project.

RIBA Registration and Qualifications

In the UK, the title "architect" is protected by law — only individuals registered with the Architects Registration Board (ARB) can legally use the title. The Royal Institute of British Architects (RIBA) maintains a separate professional membership register and provides a Find an Architect service. RIBA Chartered Architects have met additional professional development and practice standards beyond ARB registration.

Be aware that terms like "architectural designer" or "architectural consultant" are not regulated — anyone can use them regardless of qualification or registration. This doesn't mean they can't do good work, but they're not regulated to the same standard as a registered architect.

Finding Candidates

Referrals from people whose projects you've admired. The best source. If you've seen a nearby extension or loft conversion that you liked, find out who designed it.

RIBA Find an Architect. The RIBA's online directory allows search by location and project type. Many listed architects have portfolio examples showing relevant residential work.

Local recommendations from your contractor. If you're using a design-and-build contractor, they often have working relationships with architects whose approach and communication style they understand. This integration can be valuable.

What to Assess in Initial Meetings

Do they listen? A good architect asks questions and listens before proposing solutions. Do they understand your budget? They should engage honestly with cost, not defer it. Do they have relevant experience? Residential extension and renovation work in London requires specific knowledge of local planning contexts, party wall practice, and Victorian/Edwardian construction types. Can you communicate with them comfortably? You will spend many months working together.

Scope of Appointment

Be clear about what services you're engaging the architect for. A common confusion is whether the architect will manage the construction stage (contract administration) as well as the design stage. Full RIBA Plan of Work services (Stages 0–7) include construction monitoring and contract administration; a design-only appointment (typically Stages 0–4) does not. Agree and document the scope before signing any appointment letter.

Fee Structures

Architects typically charge either a percentage of the construction cost (typically 10–15% for full services on a residential project), a fixed fee (more predictable for the client, appropriate where the scope is well-defined), or an hourly rate (suitable for advice-only or undefined scope engagements). Get fee proposals from at least two or three architects before appointing.
