Internal Wall Removal in London: Costs, Structural Checks, and What to Expect
Knocking through an internal wall is one of the most common requests RCB receives. Done well, it creates flowing open-plan living, floods dark rooms with light, and genuinely changes how a home feels day to day. Done without the right checks, it can be dangerous and expensive to put right.
This guide covers everything London homeowners need to know before picking up the phone.
Is the Wall Loadbearing?
The first question is always whether the wall is loadbearing. A loadbearing wall carries the weight of floors, walls, or the roof above it and transfers that load to the foundations. Removing it without proper support causes structural failure.
Signs a wall may be loadbearing:
- It runs perpendicular to the floor joists
- It sits directly above or below a wall on another floor
- It has beams or posts resting on it
- It is located near the centre of the building
Signs it may be non-loadbearing:
- It runs parallel to the floor joists
- It is a stud partition with no structural connection above
- It exists only on one floor with nothing of significance above
None of these signs are conclusive on their own. The only way to be certain is to have a structural engineer carry out an assessment. This is a requirement of Building Control for any loadbearing wall removal, and RCB always recommends it before any work begins.
Structural Engineer Assessment
A structural engineer will:
- Confirm whether the wall is loadbearing
- Calculate the required steel beam size and specification
- Specify the padstones (concrete or engineering brick seating for the beam ends)
- Confirm foundation adequacy
- Produce drawings for Building Control approval
Engineer fees for a residential wall removal in London typically range from £350–£800 depending on complexity. This cost is non-negotiable — it is the foundation of safe and compliant work.
What Happens During the Works
Once the structural engineer's drawings are in hand and Building Control is notified, the sequence is:
- Temporary support: Acrow props and needles are installed to carry the load while the permanent structure is put in place
- Opening cut: Brickwork or blockwork is carefully removed section by section
- Steel beam installation: The specified RSJ or universal beam is lifted into position on its padstones
- Padstones and piers: Supporting piers are built or retained and the padstones seated correctly
- Temporary support removal: Once the beam is seated and the masonry has set, the props come down
- First fix and making good: Any electrical or plumbing re-routing is completed, followed by plastering, flooring joins, and decoration
A straightforward single wall removal takes two to five days on site. More complex jobs — double-height removal, multiple walls, or tight access — take longer.

Building Regulations
Loadbearing wall removal always requires Building Control approval, whether via Local Authority Building Control or an Approved Inspector. Building Control will:
- Review the structural engineer's drawings
- Carry out inspections at key stages
- Issue a Completion Certificate on satisfactory completion
The Completion Certificate matters — your conveyancer and buyer's surveyor will ask for it when you sell. Doing the work without it creates a legal complication and can delay or kill a sale.
Non-loadbearing partition removal does not typically require Building Regulations approval, but if any electrical circuits or heating systems are altered as part of the work, Part P or other regulations may apply.
Party Walls
If the wall you want to remove is shared with a neighbour — a party wall — the Party Wall etc. Act 1996 applies. You must serve a Party Wall Notice on the affected neighbour at least two months before work begins. If they consent in writing, work can proceed. If they dissent or do not respond, a Party Wall Award must be agreed by appointed surveyors before work starts.
Ignoring the party wall process does not make the obligation go away — it creates personal liability and can result in injunctions stopping work mid-project.
Matching Finishes
One often-underestimated element is making the new open-plan space feel seamless. Consider:
- Flooring: If you have original floorboards, they may not match a new timber infill. A decorative threshold strip or full floor replacement may be preferable
- Ceiling: The old wall line is often visible as a shadow or slight step in the ceiling plaster
- Skirtings and architraves: Matching period or existing profiles in an older London home can require specialist joinery
- Electrics: Sockets, switches, and lighting circuits on the removed wall need re-routing
Planning these elements before work begins (rather than after) significantly reduces cost and disruption.
Common Mistakes to Avoid
- Not checking for asbestos: Older London homes built before 2000 may have asbestos-containing materials in textured coatings, insulation boards, or floor tiles. An asbestos survey before any demolition is strongly advised
- Assuming planning permission is not needed: It usually is not for internal work in a standard residential property, but listed buildings and conservation areas are different — always check
- Not scoping the beam colour or finish: Exposed RSJ beams in kitchens or living rooms are often left visible for industrial effect — if that is not what you want, discuss it with your contractor before the steelwork is ordered
