Home security is a practical consideration for most London homeowners and landlords. This guide covers the main security systems available, planning and legal considerations, and how to integrate security measures sensibly into a building project.

What the Evidence Says Works

Metropolitan Police crime prevention research and academic studies of residential burglary consistently identify the following as genuine deterrents:

  • Visible CCTV cameras: Particularly at entry points (front door, side gate, rear access)
  • Alarm bell boxes: A visible external alarm box is a deterrent at the target-selection stage
  • Good external lighting: Motion-activated lighting at all entry points removes cover for approach
  • Quality door and window locks: British Standard 3621 locks on all external doors, window locks throughout
  • Visible dog warning signs: Some evidence supports dogs as deterrents (even if the dog is small)

What does not work reliably: fake cameras, dummy alarm boxes that experienced burglars quickly identify, and decorative security measures without underlying quality hardware.

CCTV Systems

Consumer IP camera systems (Ring, Nest, Arlo, Eufy, etc.) are now widely used in London homes. They connect to your home Wi-Fi, record locally or to a cloud subscription, and send alerts to your phone. Cost: £80–£400 per camera, plus optional subscription.

Advantages: easy installation, no professional needed for basic systems, remote viewing on any device, instant alerts.

Professional CCTV systems use wired cameras (typically PoE — power over Ethernet) connected to a local NVR (Network Video Recorder) with local storage (hard drive). Cost: £800–£3,000 for a 4–8 camera system professionally installed.

Advantages: reliable (wired, not Wi-Fi dependent), local storage is private, higher resolution and better night vision than most consumer cameras, longer recorded footage retention.

Limitations: professional installation required, cable runs can be disruptive to install in an occupied house (best done during renovation), higher upfront cost.

For London homes, the practical recommendation: A hybrid approach works well — professional wired cameras at key external points (front door, rear gate, side access) supplemented by consumer cameras for less critical positions.

Data Protection and CCTV

If your CCTV cameras capture footage of public areas — the street, neighbours' properties, or shared spaces — you may have obligations under UK GDPR (which continues to apply post-Brexit via the UK Data Protection Act 2018). This is particularly relevant for systems with wide-angle cameras covering the pavement. Self-monitoring systems send alerts to your phone rather than to a professional monitoring centre. No monthly fee, but you are responsible for responding to alerts.

Access Control

Video doorbell systems (Ring, Nest Hello, Eufy) allow remote answer from a phone, provide a record of visitors, and are easy to install. Cost: £100–£250.
