Partition Wall Installation in London: Stud Walls, Costs & Building Regs
Partition walls divide internal spaces. Installing new partitions to create additional rooms, reconfigure layouts, or add privacy is a common element of flat refurbishments and house renovations across London.
Types of Partition Wall
Timber stud walls: The standard approach. A frame of 75mm or 100mm timber studs, lined with plasterboard on both faces, taped, jointed, and plaster-skim finished. Can be insulated with mineral wool for sound attenuation. Most common partition type in UK residential construction.
Metal stud walls: Metal C-section studs with plasterboard. More dimensionally stable than timber, standard in commercial construction, and increasingly used in residential. Achieves better acoustic performance with the right plasterboard specification.
Block partitions: Internal block walls in dense aggregate or autoclaved aerated concrete (AAC). More substantial than stud walls, better acoustic performance inherently, but heavier. Relevant where a more permanent division is desired.
Sound Insulation
Standard stud walls with no insulation perform poorly acoustically. For a partition between a bedroom and living space or bathroom, acoustic mineral wool quilt between the studs (typically 50mm Rockwool RW5 or equivalent) with taped and sealed junctions gives significantly better performance.
Building Regulations Part E sets minimum acoustic standards for walls between dwellings (party walls) — these are much more demanding than internal partition requirements. Internal partitions are not covered by Part E but acoustic specification is always advisable.
Load-Bearing vs Non-Load-Bearing
Before removing any internal wall, establish whether it is load-bearing. In a typical Victorian terrace:
- External walls are load-bearing
- Party walls are load-bearing (structural function)
- The chimney breast stack provides structural stiffening
- Internal walls running perpendicular to the floor joists may be load-bearing
Removing a load-bearing wall without proper structural design and temporary propping causes structural failure. A structural engineer's design is required for any load-bearing wall removal.
Non-load-bearing stud partitions can generally be removed or installed without structural engineering input.

Building Regulations
New partition walls in dwellings generally do not require Building Regulations approval unless they affect means of escape, fire compartmentation, or structural stability. However, walls installed between a bathroom and adjacent rooms, fire-resisting partitions in HMOs, and partitions in newly created rooms with habitable use may trigger Building Regulations requirements.
