Void Works Turnaround

Rapid strip-out to re-let ready. Fixed price, fixed programme. Photographic handover report as standard. Typical turnaround 2–4 weeks per unit.

Planned Cyclical Maintenance

Cyclical decoration, roof maintenance, gutter clearance, communal areas and estate-wide programmes — scheduled and delivered on programme without disruption to residents.

Disabled Adaptations (DFG)

Disabled Facilities Grant adaptation works — level-access showers, stair lifts, ramp access, kitchen adaptations and wider doorways. Sensitive resident communication throughout.

Fire Safety Upgrades

Fire door replacement, compartmentation, intumescent sealing, AOV systems and communal escape route improvements. All works to current Building Regulations and BS 9991.

Kitchen & Bathroom Programmes

Planned replacement programmes for kitchens and bathrooms across stock. Pre-start consultation with residents, compliant installations and snag-free handovers.

Communal Area Refurbishment

Internal communal area refurbishment — lobbies, stairwells, landings and lift lobbies. Decorations, flooring, lighting upgrades and signage to current standards.

External Decoration Schemes

Whole-block external decoration to agreed colour schedules, with scaffold, access and programme management. Resident notification and phased access built in.

Programme Review

We review your void instructions, maintenance schedule or capital programme requirements and produce a fixed-price, fixed-programme response within 48 hours.

Resident Communication

Before any occupied works begin, we issue a resident communication plan — letters, access arrangements and a named contact for residents to reach during works.

Managed Delivery

RCB manages all trades on-site. You receive weekly progress reports and have a single point of contact throughout. Variations are agreed in writing before proceeding.

Compliant Handover

Photographic condition reports, all compliance certificates (gas, electrical, fire) and a full snagging sign-off at handover. Properties re-let ready.

Are you an approved contractor for housing associations?
RCB Design & Build works directly with housing associations, registered providers and local authority housing departments across London and the South East. We are currently registering on Constructionline to support formal procurement requirements. We hold £5M public liability and £10M employers liability insurance and are verified on Checkatrade. Please contact us to discuss your procurement process and we will provide any documentation required.
Can you manage occupied properties during refurbishment or maintenance programmes?
Yes. Working in occupied properties is core to our housing sector offer. We produce a resident communication plan before any programme begins, include phased access arrangements to minimise disruption, and ensure all operatives are briefed on resident-facing conduct. DBS checks are available on request for schemes involving vulnerable occupants.
Do you carry out disabled adaptations under the Disabled Facilities Grant?
Yes. RCB delivers DFG adaptation works including level-access showers, ramped access, stair lifts, widened doorways and kitchen adaptations. We are familiar with the OT referral process and can work to the specification produced by the occupational therapist. All works are completed with sensitivity to the occupant and signed off to Building Regulations where required.
What is your typical void turnaround time?
A standard void — clean, redecoration, flooring and minor repairs — is typically completed in 1–2 weeks. A mid-range void including kitchen, bathroom and electrical works is typically 2–4 weeks. A full strip-back and rebuild is typically 4–6 weeks. RCB provides a fixed programme at survey stage and manages all trades on-site to keep to it.
Can you handle multiple properties or a rolling programme simultaneously?
Yes. RCB can manage concurrent programmes across multiple properties, blocks or estates. We resource each programme with a dedicated site manager and maintain programme integrity across the portfolio. We provide weekly progress reporting and a single point of contact for your housing or property management team.
