Planning & Regulations
All structural alterations require Building Regulations notification and inspections. Structural calculations from a qualified structural engineer are mandatory. Failure to comply can result in enforcement action, problems on sale and serious safety risks. RCB never undertakes structural works without the correct engineering and regulatory approvals in place.

Do I need Building Regulations for removing an internal wall?
Yes — if the wall is load-bearing (which many internal walls in UK homes are), you must serve a Building Regulations notice before starting work. Structural calculations are required. Building Control will inspect the works. RCB manages this entire process.
How do I know if a wall is load-bearing?
In most cases, professional assessment is needed. Generally, walls running perpendicular to floor joists, walls directly above or below other walls, and walls adjacent to the staircase are likely to be load-bearing. RCB assesses this as part of the initial review.
Can chimney breasts be removed?
Yes, but chimney breast removal is complex — particularly if there are chimney stacks on upper floors or a roof-level stack. Each level of chimney breast must be properly supported. Structural calculations and Building Regulations are required. RCB manages this safely.
What is underpinning?
Underpinning is the process of strengthening or deepening existing foundations — typically required where subsidence has occurred, where a basement is being created or where existing foundations are inadequate. It is specialist work requiring structural engineering oversight. RCB coordinates underpinning as part of broader project delivery.
