Our Capability

A Proven Delivery Partner for Housing Providers

RCB Design & Build is a CDM 2015 principal contractor with over 20 years of combined delivery experience across residential and social housing projects in London and the South East. We are structured to serve housing associations, registered providers and local authority housing departments as a primary delivery partner.

We take the principal contractor role on every project — meaning we manage all trades on-site, hold full accountability for health and safety management, and produce all CDM documentation including the Construction Phase Plan and Health & Safety File.

Our team understands the requirements of working in occupied social housing — resident communication, vulnerable occupant protocols, inspection regimes and the documentation standards expected at handover. We build these into every programme as standard, not as extras.

Our Approach

How We Work

Every programme we deliver follows the same structured approach — from mobilisation through to compliant, documented handover.

Mobilisation

Before any works begin, RCB produces a programme of works, resident communication plan, RAMS and Construction Phase Plan. Your housing management team has full visibility before a single operative steps on site.

Resident Liaison

We produce advance notice letters, agree access arrangements with residents and maintain a named RCB contact for resident enquiries throughout the programme. DBS checks are available on request.

Programme Management

A dedicated RCB site manager oversees all trades on every project. You receive weekly progress reports and a single point of contact for your housing or asset management team throughout delivery.

Quality & Handover

Independent snagging inspection before handover on all programmes. Full photographic condition reports, compliance certificates (EICR, gas safety, fire) and a complete documentation pack at practical completion.

Questions from Procurement Teams

Frequently Asked Questions

What makes RCB suitable to work with housing associations?
RCB has extensive experience delivering void works, planned maintenance and adaptations for housing providers. We act as CDM 2015 principal contractor on every project, carry £5M public liability and £10M employers liability insurance, and hold DBS checks for operatives working in occupied properties. We are Checkatrade verified and currently registering on Constructionline. Our team understands the inspection regimes, documentation requirements and resident communication expectations that are non-negotiable in the social housing sector.
How do you handle resident communication during works?
Resident communication is planned before any works begin. We produce advance notice letters, agree phased access arrangements to minimise disruption, and provide a named RCB contact for residents to reach during the programme. All operatives are briefed on resident-facing conduct. For schemes involving vulnerable occupants, DBS-checked operatives are available on request.
Can you manage concurrent programmes across multiple properties?
Yes. RCB is structured to manage concurrent void programmes, maintenance schedules and capital works across multiple properties or blocks. Each programme is resourced with a dedicated site manager and we maintain programme integrity across the portfolio, with weekly reporting to your team.
What compliance documentation do you provide?
At handover, RCB provides a full compliance document pack — photographic condition reports, EICR certificates, gas safety records (where applicable), asbestos confirmation, fire safety documentation and any additional council or HA-specific documentation. We can also produce Construction Phase Plans, RAMS and Health & Safety Files to CDM 2015 requirements.
How do we engage RCB for a capability presentation?
