Reliable planned maintenance for housing providers and property managers.

Reactive maintenance is expensive. A structured planned maintenance programme reduces emergency call-outs, extends the life of building components and keeps your stock in a condition that meets regulatory and decent homes standards.

RCB delivers cyclical and planned maintenance programmes for housing associations, local authorities and private portfolio managers. We handle the coordination, the trades, the programming and the reporting — so your asset management team can focus on strategy, not chasing contractors.

Whether you need a rolling external decoration programme, a phased window replacement scheme or a multi-year kitchen and bathroom upgrade programme, RCB will plan it, price it and deliver it — keeping residents informed and minimising disruption throughout.

How It Works

The RCB process for this service.

01

Programme Planning

We work with your asset management team to understand your stock condition data, component schedules and budget parameters. A phased delivery programme is developed and agreed.

02

Scoping & Pricing

Each phase of works is fully scoped and priced before instruction. Pricing is fixed for the phase, with clear variation procedures if scope changes are identified on site.

03

Phased Delivery

Works are delivered phase by phase to your agreed programme. RCB manages all trades, materials and quality control. Regular progress reports are issued to your team.

04

Resident Communication

We issue resident notification letters, manage access arrangements and handle on-site queries directly — reducing the burden on your housing management team throughout delivery.

!

Planning & Regulations

All planned maintenance works are delivered in accordance with relevant British Standards, NHBC guidance and the Decent Homes Standard where applicable. Fire door installations comply with BS 8214 and are installed by trained operatives. CDM 2015 responsibilities are managed by RCB throughout. All operatives hold current CSCS cards.

FAQs

Common questions.

Can you work within our existing asset management schedule?

Yes. RCB will align our programme planning to your existing stock condition data and forward maintenance schedule. We can integrate with your asset management software reporting requirements and issue data in the format your team needs.

Do you manage resident access and communication?

Yes. We handle all resident notification, access scheduling and on-site communication throughout the works. This significantly reduces the day-to-day management burden on your housing team and reduces resident complaints during delivery.

Can you deliver across multiple sites or blocks simultaneously?

Yes. RCB is structured to manage concurrent programmes across multiple properties or blocks. Each site has a dedicated site manager and all programmes are tracked centrally with regular reporting to your team.

Do you offer fire door installation with third-party certification?

Yes. Our fire door installations are carried out by trained operatives in accordance with BS 8214. Certification documentation is provided at handover for each installation, supporting your compliance records.

How far in advance do you need to programme works?

For large-scale programmes we recommend a lead-in of 6–12 weeks from instruction to site start to allow for procurement and programme planning. Smaller phases can often be started within 4 weeks. Contact us to discuss your specific requirements.
