Void Works
Void Property Refurbishment — Turnaround Empty Properties Fast.
Full void refurbishment for housing associations, councils and private property managers. Strip-out to handover — compliant, cost-controlled and completed on programme.
Experienced void contractors for housing providers.
Empty properties lose money. Every week a void sits unoccupied is rental income lost and a housing need unmet. RCB delivers rapid, high-quality void refurbishments that get properties back into use quickly — without cutting corners on compliance or finish.
We work directly with housing associations, local authorities, registered providers and private property managers across London and the South East. Our void packages are fully scoped, priced transparently and managed on-site so you are not chasing a subcontractor chain.
From a straightforward clean, paint and carpet replacement through to a full strip-out, rewire, re-pipe, kitchen install and bathroom fit — RCB handles every level of void complexity under one contract with one point of accountability.

How It Works
The RCB process for this service.
Void Instruction
You notify us of the void. We carry out a rapid inspection to assess scope and produce a fixed-price programme within 48 hours.
Scope & Price
A clear, itemised schedule of works is issued. No lump sums. You know exactly what is being done and what it costs before works begin.
Managed Delivery
RCB manages all trades on-site. Weekly progress updates keep you informed. We work to your programme — typically 2–4 weeks per unit depending on scope.
Handover
A full photographic condition report is produced at handover. All compliance certificates (electrical, gas where applicable) are issued. Property is ready for re-let.
Planning & Regulations
All void works are carried out in accordance with CDM 2015 regulations. RCB operatives hold current CSCS cards and DBS checks are available on request for schemes with vulnerable occupant histories. We operate asbestos-aware working practices and will commission a licensed survey and removal where required. Gas and electrical certification is provided as standard on all applicable works.
FAQs
Common questions.
What is the typical turnaround time for a void?
A standard void — redecoration, flooring and minor repairs — can typically be completed in 1–2 weeks. A mid-range void including kitchen, bathroom and electrical work typically takes 2–4 weeks. Full strip-back and rebuild with replumbing and rewire is typically 4–6 weeks. RCB will provide a programme at survey stage.
Do you work with housing associations and local authorities?
Yes. RCB regularly delivers void programmes for housing associations, registered providers and council-managed stock. We are experienced with inspection regimes, pre-start approval processes and handover documentation requirements common to the social housing sector.
Can you handle multiple voids simultaneously?
Yes. RCB can manage concurrent void programmes across multiple properties or blocks. We resource each void with a dedicated site operative and maintain programme integrity across the portfolio.
Do you provide photographic reports at handover?
Yes. A full photographic condition report is produced at every void handover. This documents the property at completion, evidences compliance with the agreed specification and provides a baseline record for the incoming tenancy.
Are your operatives CSCS-carded and DBS checked?
All RCB site operatives hold current CSCS cards. DBS checks are available on request for schemes with specific requirements relating to the history or vulnerability profile of previous or incoming occupants.
