Kent has a diverse housing stock ranging from Victorian terraces in Chatham, Rochester and Gravesend through to interwar and post-war semis, 1970s–90s detached housing in suburban developments, and more recent new-build estates in the growth areas around Maidstone, Tonbridge and Tunbridge Wells.

North Kent — Dartford, Gravesend, the Medway towns — is the area we know best from the London side. This part of Kent has a strong mix of older terraced housing and post-war estates, with a growing commuter-belt new-build market. Extensions and refurbishments are the dominant project type here.

West Kent — Sevenoaks, Tonbridge, Tunbridge Wells — has more affluent owner-occupier housing, often on larger plots, where higher-specification projects are common. Planning in Kent

Kent spans multiple district and borough councils — Dartford Borough Council, Gravesham Borough Council, Sevenoaks District Council, Tonbridge & Malling Borough Council, Tunbridge Wells Borough Council, Maidstone Borough Council and Medway Council among others. Each has its own local plan.

Conservation areas in Kent include the historic centres of Canterbury, Rochester, Sevenoaks and Tunbridge Wells, as well as many village centres across the county. Conservation area status can restrict permitted development for external alterations.

Kent also has Areas of Outstanding Natural Beauty — the High Weald AONB covers parts of Tunbridge Wells and Sevenoaks districts. Properties in AONBs may face more restrictive planning policies for new builds and substantial extensions. Green Belt land also covers significant parts of North and West Kent.
