Planning & Regulations

Roofing works are generally permitted development for like-for-like replacements. Changes to roof form, height or materials in conservation areas or on listed buildings require consent. Flat roof replacement using modern membrane systems (GRP, EPDM) should comply with BS 8217 (reinforced bitumen membranes) or manufacturer-specific standards as appropriate. Warm-deck flat roof build-ups should achieve minimum U-values required under Part L of the Building Regulations where applicable. Dormer roofing on loft conversions is subject to Building Regulations approval. Structural roof works require engineer sign-off.

How much does a flat roof replacement cost?

A typical domestic flat roof replacement (garage, extension or bay) costs £2,000–£6,000 depending on size and system specified. GRP (fibreglass) systems are typically £70–£100/m²; EPDM rubber systems £60–£90/m²; warm-deck build-ups for occupied spaces slightly more. How long does a flat roof last?

A correctly installed GRP (fibreglass) flat roof typically carries a 25-year guarantee and will outlast that with proper maintenance. EPDM rubber roofs are typically guaranteed for 20 years and have a lifespan of 50+ years. Traditional felt roofs last 10–15 years at best. If your flat roof is under 20 years old and leaking, the likely cause is poor installation rather than age — something RCB will identify in our inspection.

When does a pitched roof need replacing versus repairing?

A pitched roof in generally sound condition — good battens, sound felt or membrane underlay, majority of slates or tiles intact — can usually be repaired selectively. A roof where the underlay has failed, battens are rotten, or more than 20–30% of the covering is defective is typically more cost-effective to re-roof entirely rather than repair in stages. RCB will give you an honest assessment of which approach makes financial sense for your specific roof.

What is the best flat roof system for a house extension?

For most house extension flat roofs, GRP (fibreglass) is the most popular choice — it is seamless, highly durable, low-maintenance and provides a clean aesthetic. For larger or complex flat roofs, warm-deck single-ply membrane (TPO or EPDM) may be specified. RCB will recommend the appropriate system based on roof area, falls, drainage arrangement and budget.

Yes. Dormer roofing is one of our core specialisms, closely linked to our loft conversion work. Dormer cheeks are typically clad in slate, tile, zinc, lead or render depending on the design and planning requirements. The dormer flat roof is waterproofed with GRP or EPDM.
