Planning & Regulations

Electrical rewiring is notifiable work under Part P of the Building Regulations in England. All work must be carried out by a Part P-registered contractor and notified to the local authority — certificates must be in place for any future sale or remortgage. All RCB electrical installations comply with BS 7671 (IET Wiring Regulations 18th Edition, Amendment 2). Consumer unit installations in domestic premises must use metal enclosures as required by Amendment 3 of the 17th Edition (now incorporated into the 18th Edition). An Electrical Installation Certificate (EIC) is issued on completion of new installation work.

How long does a full house rewire take?

Most rewires take 5–10 working days. A 2-bedroom flat can typically be completed in 4–6 days; a 4-bedroom house in 7–10 days. RCB works methodically through the property so you are never left without electricity overnight and disruption is minimised.

Do I need to move out during a rewire?

Not necessarily. RCB works through the property in sections, restoring power at the end of each working day. You can remain in the property during most rewires, though expect disruption — floors up in places, walls chased and dust. If the property is vacant, works can be completed faster and with less disruption to manage.

What is BS 7671 and why does it matter?

BS 7671 is the national standard for electrical installations in the UK, published by the IET (Institution of Engineering and Technology). It is the legal baseline that all electrical work must meet. NICEIC-approved contractors work to BS 7671 and are regularly assessed to confirm compliance. All RCB electrical work is carried out to the current 18th Edition (2018) including all amendments.

What is an EICR and do I need one?

An Electrical Installation Condition Report (EICR) is an inspection of an existing electrical installation to assess its safety and compliance. It is required for rental properties (mandatory every 5 years), recommended on purchase of any property built before 1990, and required by some mortgage lenders and insurers. If your installation fails an EICR, the recommended action is usually a partial or full rewire. RCB carries out both EICRs and the remedial work.
