How far outside London will you travel?
We take on projects up to two hours from our East London base for standard construction and refurbishment work. For large-scale or high-value projects — hotel refurbishments, barn conversions, significant investment developments — we assess locations beyond that on a case-by-case basis. Cornwall and Devon projects have been delivered and are assessed individually.
Does travelling outside London affect the price?
We are transparent about it. Travel time and accommodation for our team are factored into the project cost at the outset — no surprises mid-project. In many cases, using local supply chains for materials offsets the travel cost. The investor arithmetic still works strongly in your favour compared to equivalent London projects.
How do I know the project is being managed properly if you're not from the area?
CCTV is the primary tool. Site cameras are installed before works begin and you have live access from any device. Weekly video updates from your project manager supplement this. We have a proven process for managing projects at distance — it is the same process we use for overseas clients who never visit London at all.
Can you work with local subcontractors in these areas?
Yes. Where it makes sense logistically and commercially, we use vetted local trades for specialist or volume work. Our project manager remains on site and responsible for quality. Every subcontractor we use is vetted, insured, and CSCS certified — the same standard as our London supply chain.
Are there types of projects you specifically target outside London?
We have particular experience with hotel and guest house refurbishments, barn conversions, HMO conversions in secondary cities and coastal towns, and change-of-use projects where London investors are targeting lower-cost acquisitions with strong yield potential.
