Common Projects in South London

South London is predominantly Victorian and Edwardian terraced and semi-detached housing — the classic London stock of the late nineteenth and early twentieth century. Streets of two and three-storey terraces are common across Lewisham, Lambeth, Southwark, Greenwich and Wandsworth.

The rear extension is the defining project of South London residential construction. Most Victorian terraces have a kitchen at the back of the ground floor with a short return wall, and the side return extension — infilling that return — is extremely common in SE and SW postcodes. Rear extensions extending the kitchen-dining zone are equally prevalent.

Loft conversions are the other major project type — South London's traditional terrace rooflines typically offer good head height for a dormer conversion. Mansard conversions are also seen, particularly in Clapham, Brixton and Herne Hill. Full refurbishments for both owner-occupiers and investors are strong throughout the area.

Side Return Extensions (SE/SW terraces)

Infilling the side return of Victorian terraces to create open-plan kitchen-dining space. One of the most popular projects across South London.

Dormer & Mansard Loft Conversions

Victorian terrace rooflines suit rear dormers well. Mansard conversions are seen more in conservation-sensitive areas. We handle both.

Period Property Refurbishments

Full strip and refurbishment of Victorian and Edwardian properties — retaining period features where specified or agreed with the client.

Flat Conversions

Converting larger South London terraces into two or three self-contained flats — structurally, mechanically and in terms of fire separation.

Planning in South London

South London spans multiple London boroughs — Lewisham, Southwark, Lambeth, Greenwich, Wandsworth, Merton and Bromley among them — each with its own planning policies. Some of London's most significant conservation areas are in this part of the city, including areas in Clapham, Dulwich, Blackheath and Herne Hill.

Permitted development rights for extensions and loft conversions are generally available across South London residential properties, but conservation area status can remove or restrict them. Article 4 Directions exist in several South London boroughs removing permitted development for certain works — check with the relevant local authority before proceeding.

Listed buildings are found throughout South London, particularly in the older residential streets of Greenwich, Clapham and Dulwich. Always verify listing status before assuming permitted development applies.

Planning disclaimer: Planning requirements vary by property and location. Always verify with the relevant South London local planning authority before commencing works. RCB can advise on construction matters but planning decisions rest with the local authority.
