East London E13 — full house refurbishment
A late-Victorian terrace acquired in poor condition by a young family. The scope ran across every system: full rewire, new central heating including unvented hot water cylinder, complete replumb, new kitchen and three bathrooms, structural reconfiguration of the ground floor, replastering throughout, new joinery and full redecoration.
The brief was to deliver a long-term family home without losing the property’s period character. Original cornices and ceiling roses were repaired rather than replaced. New skirtings and architraves matched the existing profile. The kitchen extension and rear glazing were detailed to read as a deliberate modern addition rather than an apology.
Programme: 22 weeks on site. Outcome: handed over on time, on budget, with a full O&M manual and a six-year structural warranty package.
South London SE15 — rear extension and open-plan kitchen
A Peckham Edwardian terrace with a tired galley kitchen and a useable but underwhelming garden. The clients wanted a single-storey rear extension creating a kitchen-dining-family space opening directly onto the garden.
Structural design used twin steels to remove the existing rear wall completely. A roof lantern and 4-metre bi-fold doors brought light deep into the plan. The kitchen ran along the new internal wall with a 3-metre island.
Planning was secured under the Larger Home Extension prior approval route after early neighbour engagement. Build programme 16 weeks; final cost within 2% of the contract sum.
North London N16 — dormer loft conversion
A Stoke Newington Victorian terrace with three bedrooms below and an unused loft. The brief was a master suite with en-suite, walk-in wardrobe and quality finishes throughout.
A rear dormer maximised internal headroom. Two large Velux windows brought natural light onto the new staircase landing. Structural steelwork rebuilt the existing roof load path entirely so the new floor could span the existing first-floor walls without intermediate support.
Programme 11 weeks on site after a 14-week planning and design pre-construction phase.
