Damp, Mould, and Condensation in Older London Homes: What You Need to Know Before Renovating

Damp is one of the most misunderstood problems in older London housing. It is also one of the most commonly misdiagnosed — and misdiagnosis is expensive. Homeowners who treat for rising damp when the actual cause is penetrating damp or condensation will spend money on the wrong remedy, watch it fail within a year, and then spend money again.
Before you commit to a renovation programme in a Victorian or Edwardian property, it is worth understanding the three distinct types of damp, what each requires, and how to sequence your investigation and remediation correctly.
The Three Types of Damp
Rising damp is caused by capillary moisture travelling upward through masonry — typically where there is no damp-proof course (DPC), or where an existing DPC has failed. True rising damp rarely travels above one metre from floor level; this is defined by the maximum height capillary action can achieve against gravity. It is less common than the remediation industry would have you believe.
Penetrating damp is caused by rainwater entering through the external fabric — through defective gutters and downpipes, failed window and door seals, cracked or missing render, parapet walls without proper copings, faulty chimney flashings, or missing roof tiles. In London terraces with solid brick walls and complex roof junctions, penetrating damp is by far the most common cause of internal water damage. It often affects patches at mid-wall or ceiling height — patterns that do not match rising damp at all.
Condensation is caused by warm, humid internal air coming into contact with cold surfaces. When air temperature drops to the dew point against a cold wall or window, moisture condenses and creates the conditions for black mould growth — most commonly Cladosporium or Aspergillus species. This is the most frequent cause of visible mould in London homes, and it is routinely misidentified as rising or penetrating damp.
Why Diagnosis Comes First
If you apply a chemical DPC injection for rising damp when the cause is actually penetrating damp coming through a defective parapet, the injection does nothing. If you treat surface mould with anti-fungal wash when the real cause is condensation driven by poor ventilation and cold bridging, the mould will return within months.
The right starting point is always an independent survey. A RICS Level 2 or Level 3 survey from a chartered surveyor will identify the nature of the damp. A specialist damp surveyor can be commissioned separately for a more targeted assessment. One important caution: surveyors employed by remediation companies have a commercial interest in identifying problems requiring their own products. Use an independent, RICS-registered surveyor first before commissioning any remediation work.
Electronic moisture meters, while useful, can produce false positive readings on walls containing hygroscopic salts — a common situation in old London plaster that has absorbed atmospheric moisture over decades. A proper rising damp assessment requires resistivity readings at multiple heights, hygroscopic salt analysis, and visual inspection for the presence of an existing DPC.
Relevant Standards
The key standards governing damp management in UK construction include BS 6576:2005 (Code of Practice for diagnosis of rising damp and installation of chemical DPCs), BS 8102:2022 (protection of below-ground structures from water — relevant if you are considering a basement conversion), and BS 5250:2021 (management of moisture in buildings, including condensation risk and ventilation requirements).
Fixing Penetrating Damp
In a London terrace, the checklist for penetrating damp sources should cover: gutters, downpipes and their fixings; window and door reveals and seals; parapet walls and their copings; chimney flashings and the condition of chimney stacks; and the condition of external render or pointing in cavity-less solid brick walls. Fix the source first. Then allow the wall to dry out — this can take weeks to months depending on the thickness and material of the wall. Only then should replastering begin, using a lime-based breathable plaster appropriate for historic masonry rather than cement render, which traps moisture.
Addressing Condensation Correctly
Because condensation is a ventilation and thermal bridging problem, the fix is not a mould treatment product. The Building Regulations require compliance with Part F (ventilation) and Part L (conservation of fuel and power / thermal performance). Following the 2021 updates to Part F, renovation works must ensure adequate extract ventilation in kitchens and bathrooms, extract fans to BS EN 13141, and trickle ventilation in habitable rooms where works are notifiable. Thermal insulation upgrades at cold bridge locations — particularly around window reveals, junctions, and solid external walls — reduce the frequency with which surfaces reach dew point.
Sequencing Within Your Renovation Programme
Getting the order of works right is critical. Applying new plaster over active damp will cause it to fail. Decorating over mould-affected surfaces before ventilation and insulation are addressed will result in mould returning. The correct sequence is: independent damp investigation → source rectification → drying-out period → insulation where appropriate → replastering (breathable lime where relevant) → decoration.
