The 12 Questions
Are you a member of the Federation of Master Builders (FMB) or a similar trade body?
Are you verified on Checkatrade, TrustMark, or TrustATrader?
Can you provide proof of Public Liability Insurance (minimum £2M, ideally £5M+)?
Do you carry Employers' Liability Insurance for your workers and subcontractors?
Will you use a written contract? What does it cover?
What is your payment schedule — and do you require a large deposit upfront?
Will you provide a fixed price, and what is your variation procedure?
Who is your Building Control contact, and how do inspections work?
Who will manage the site day-to-day? Will I have a named project manager?
Can I see references or verified reviews from similar projects in the last 12 months?
Do you hold a 25-year structural warranty on structural works?
What is included in your cleanup and handover process?
