Fixed price issued
Written scope of works with a fixed price. All structural, plumbing, electrical, tiling and fitting included. No hidden extras.
Structural work
Any load-bearing walls removed, RSJs installed, lintels and structural openings completed and signed off by Building Control where required.
First fix
Plumbing moved or extended. Electrical circuits laid for sockets, cooker, extractor, under-cabinet lighting and dishwasher.
Units and finish
Units fitted, worktops cut and fitted, appliances connected, splashback tiled, floor tiled or prepared. Kitchen handed over clean and fully working.

Full removal of old kitchen, units, worktops and appliances. Dispose of all waste.
Wall removal, RSJ installation and structural openings where applicable.
Hot and cold water supply repositioned or extended to new layout.
Circuits for sockets, cooker, dishwasher, extractor and under-cabinet lighting.
All walls made good, skimmed and prepared for paint after first fix.
Splashback tiling and floor preparation. Tiles client-supplied unless agreed otherwise.

If you are also removing a wall to open up the space, add £6,000–£10,000 for the structural package. Combined kitchen extension and renovation projects start from around £55,000.
Do you supply the kitchen units?▼
We work with your chosen units — from IKEA, Howdens, Wren, Magnet, or any other supplier. Alternatively, we can advise on trade suppliers and manage procurement for you. Second-fix materials including handles, worktops, and taps are client-supplied unless specifically agreed otherwise.
Can you remove a wall to make the kitchen open plan?▼
Yes. This is one of our most common kitchen projects. We coordinate the structural engineer, install the steel beam (RSJ), make good the ceiling, floor and walls, and manage Building Control sign-off where required — all included in a single fixed price.
How long does a kitchen renovation take?▼
A standard kitchen replacement typically takes 3–5 weeks from strip-out to completion. A combined structural alteration and kitchen renovation takes 5–8 weeks. We confirm the programme before starting and keep you updated throughout.
Do I need to move out during a kitchen renovation?▼
Most clients remain in the property. We plan the programme to minimise disruption. You will be without a kitchen for part of the programme, but we do our best to keep this period short and always discuss logistics before starting.
