Can you work around my booking calendar?

Yes. This is the whole point. We schedule works around the windows you have — whether that is a two-week gap in January or a phased programme across multiple gaps. Tell us your constraints upfront and we will build the programme around them.

What finishes work best for short-let properties?

Ceramic or porcelain tiles in wet areas — durable and easy to clean. Large-format tiles photograph better and age more gracefully than small mosaics. Laminate or LVT flooring in living areas — resistant to guest traffic. Neutral decoration with deliberate accent choices that stand out in photography. We advise on all of this as part of the scoping process.

Can you handle multiple units in the same block?

Yes. Portfolio works are a specific strength — we sequence trades across units, maintain a consistent specification, and minimise the total offline period. If you have several flats in one building, we can often overlap trades and reduce overall programme time significantly.

Do you carry out works while the property is tenanted?

For non-invasive works — decoration, flooring, fixture replacement — yes, with appropriate agreements in place. For structural or wet trades, the property needs to be vacant. We advise on what requires vacation and what does not at the scoping stage.

What is your minimum project size?

Our minimum is around £6,000. Below that, the project management overhead does not serve either party well. For smaller repairs and snagging, contact us and we will advise on the best route.
