Commercial office space refurbishment

For Commercial Landlords

Commercial Property Works Delivered on Time and on Programme.

Fit-out, refurbishment, dilapidations, compliance, and EPC improvement — under one principal contractor. We understand lease cycles, void costs, and what it means to deliver a property that is ready to let on the date it needs to be.

What Happens When the Contractor Does Not Understand Commercial Property

Commercial landlords face a different set of risks from residential ones. A void that runs three weeks over schedule is not just frustrating — it is lost rental income and a re-letting timeline that slips. A contractor who does not understand lease cycles, dilapidations, or compliance obligations creates problems that are expensive to fix and even more expensive to explain.

Contractor overruns — your void period extends and rental income is delayed
Fire compliance works missed — your EWS1 or fire risk assessment is flagged
No dilapidations documentation — tenant disputes the reinstatement cost
EPC rating below minimum — property cannot legally be re-let
Fit-out delivered to a poor standard — new tenant requests remedials before occupation
Contractor invoices a lump sum — no breakdown for your managing agent or insurer

RCB understands commercial property — the lease cycle, the compliance obligations, and the cost of a void that runs over.

How We Work With Commercial Landlords

From commercial brief to handover documentation — programme-led at every stage.

01

Commercial Brief and Survey

We review the property, the lease cycle, and your re-letting or refurbishment brief. We identify compliance requirements, programme constraints, and commercial priorities before we produce any figures.

02

Scope and Commercial Programme

A detailed scope of works, estimate, and phased programme is issued. You know what is being done, when, and at what cost — before you commit. Statutory requirements and compliance works are clearly identified.

03

Principal Contractor Delivery

We take responsibility for all trades, materials, building control, and CDM coordination. Your managing agent has a single point of contact. You are not managing a site — we are.

04

Handover and Documentation Pack

Works certificate, building control sign-off, compliance certificates, and photographic record issued at handover. Your legal and letting agent files are complete. The property is ready for market.

Principal Contractor — Not a Building Firm

We operate as a principal contractor under CDM 2015. That means full accountability for health and safety, trade coordination, and programme delivery. Commercial landlords need a contractor who takes ownership — not one who manages sub-subcontractors by text message.

Commercial Landlord FAQs

Do you handle Cat A and Cat B commercial fit-outs?

Yes. We deliver both Cat A and Cat B fit-out works — from base build and services installation through to full occupier fit-out with joinery, AV, and specialist finishes. We can work to a landlord or tenant brief and coordinate with architects and interior designers as required.

Can you manage dilapidations works at lease end?

Yes. We work to landlord schedules of dilapidations, execute reinstatement works to the required standard, and provide photographic documentation throughout. Our works records protect your position whether you are recovering costs from a departing tenant or demonstrating reinstatement to a new one.

Can you help us improve an EPC rating before re-letting?

Yes. We advise on and deliver EPC improvement works — insulation, glazing upgrades, mechanical plant replacement, and lighting upgrades. We work with energy assessors to understand what is needed and deliver the works in the most cost-effective sequence.

How do you manage fire compliance in commercial buildings?

Fire compliance is a core part of what we do in commercial property. We coordinate fire risk assessment, compartmentation surveys, emergency lighting, sprinkler upgrades, and remediation works. We work with appointed fire engineers and do not start compliance works without a clear scope from a qualified specialist.

Let's Discuss Your Commercial Property

Tell us about your property, your re-letting timeline, and what works are needed. We will produce a scope, programme, and estimate that works around your lease cycle.
