First-time homeowner reviewing renovation plans

For First-Time Renovators

First Time Hiring a Builder? Here's How to Avoid the Mistakes Everyone Makes.

Most renovation horror stories share one root cause — no contract, no fixed price, no accountability. RCB gives you all three, plus a team that explains every step in plain English.

Why So Many First Renovations Go Wrong

The UK construction industry is largely unregulated. Anyone can call themselves a builder, hand you a verbal quote, and start work next week. The stories you've heard from friends and family — the ones that cost double the original price and dragged on for a year — are not rare. They are the industry norm. And first-time renovators are the most exposed, because they don't yet know what good looks like.

A verbal quote that doubles once the walls are open
Builders who vanish after taking the deposit
No contract — just a WhatsApp message and a handshake
Work that stops mid-project because materials are delayed
Hidden extras that were obvious inclusions — apparently
No building regulations sign-off — you inherit the problem when you sell

RCB was built as the antidote to every item on that list.

6 Red Flags to Watch For

Before you sign anything with any builder — including us — run through this checklist. A good contractor has nothing to hide and will welcome the questions.

No written contract

If it's not written, it didn't happen. A builder who resists paperwork is protecting themselves — not you.

Cash only, no VAT invoice

No invoice means no proof. You cannot claim on insurance, sell the property with records, or dispute anything.

Large upfront deposit

RCB takes 5% to mobilise. Anyone asking for 30–50% upfront is financing their own business on your money.

No fixed price

“It depends what we find” is fine for contingencies. It should not be the entire quote.

Pressure to start immediately

Good builders are booked. If someone is available next Monday, ask yourself why.

No accreditations or reviews

Checkatrade, FMB, TrustMark — these are not just logos. They require background checks and ongoing verification.

What RCB Does Differently

Every first-time renovator deserves a builder who treats the process as a collaboration — not a transaction.

Everything in Writing — Always

  • Full written scope of works before a single tool is picked up
  • Fixed-price contract so you know the final number before you start
  • Formal variation orders for any change — agreed and priced in writing
  • Payment schedule tied to real milestones, not the builder's cash flow

A Programme You Can Plan Around

  • Realistic start and finish dates issued before works begin
  • Weekly progress updates — you are never left wondering
  • CCTV site access so you can check in remotely any time
  • We tell you about delays before they surprise you

Guided Every Step of the Way

  • We explain what we are doing and why — in plain English
  • No assumption that you know what a lintel, noggin, or DPC is
  • Honest answers to every question — however basic it feels
  • We flag decisions you need to make before they become problems

A Team, Not a One-Man Band

  • Dedicated site manager on every project above £20K
  • All trades managed by RCB — no sub-chasing on your part
  • Single point of contact throughout — Faith handles all client comms
  • After-care support when the project is complete

How Your Renovation Works With RCB

Four stages. Clear at every point. No guesswork.

01

Initial Consultation

We visit, listen, and look. You tell us what you want — we tell you honestly what is feasible, what it involves, and roughly what it costs. No obligation, no hard sell.

02

Written Scope & Fixed Price

A full scope of works is issued in writing — every trade, every item, every exclusion clearly stated. Then a fixed-price contract. No surprises.

03

Works Begin on Programme

Start date confirmed. Programme issued. CCTV installed. Your dedicated contact is available Monday to Friday. You are kept informed — proactively, not reactively.

04

Sign-Off & Handover

Building control sign-off where required. Snagging addressed before final payment. You receive all certificates and documentation. Project complete.

The Evidence Behind the Claim

Accreditations exist to protect you — not to decorate a website. Each one requires verification, insurance checks, and ongoing compliance.

Questions First-Time Renovators Ask Us

How do I know the price won't change?

Our contracts are fixed-price for the agreed scope. If you want to add something, we issue a formal variation order — a written document showing exactly what the addition costs, which requires your sign-off before we proceed. The original price never changes without your written agreement.

Do I need to be home during the works?

No. We operate professionally whether you are present or not. We will agree access arrangements upfront. Many of our clients travel or work full-time during their renovation — the CCTV cameras and weekly updates keep them fully informed without needing to be on site.

What is building regulations approval and do I need it?

Building regulations are statutory requirements for safety and structure — separate from planning permission. Most structural works, extensions, and loft conversions require them. We advise you on what is needed, manage the application, and ensure sign-off is obtained. Without it, you will face problems when you sell.

How much deposit should I pay?

RCB takes 5% to mobilise the project — to cover the initial materials order and programme preparation. After that, payments are tied to milestones. If any builder asks for 25 to 50% upfront, that is a serious warning sign. Never pay more than you can afford to walk away from.

What questions should I ask any builder before hiring?

Ask for a written fixed-price contract. Ask who will be on site daily. Ask how changes are handled. Ask what accreditations they hold. Ask for references you can actually call — not just online reviews. Ask what happens if something goes wrong. If any of these make a builder uncomfortable, that is your answer.
