Designer FAQs
Do you work from interior designer specifications and FF&E schedules?
Yes. We work from your complete specification package — drawings, FF&E schedules, finish boards, and written spec. We do not substitute materials or finishes without your written approval. If something is unavailable, we present alternatives to you, not the client.
Can you handle bespoke joinery in-house?
We work with trusted bespoke joinery workshops that operate to our specification and tolerances. Shop drawings are issued to you for approval before fabrication begins. Installation is carried out by our own operatives — not subcontracted to whoever is available.
How do you protect specialist finishes during the build?
Trade sequencing is planned to protect high-specification finishes from damage by following trades. We use specialist protection products where required and carry out in-process inspections before protective covering is removed. Finishes are only exposed for final sign-off.
Will you attend design team and client meetings?
Yes. We attend pre-start design team meetings, milestone site reviews, and client progress meetings at your invitation. We present as part of your team — the builder, not an independent party undermining your design authority.
What happens if the client asks for a change on site?
All changes are referred to you first, then documented as a formal variation order — priced, approved in writing, and added to the contract before proceeding. We do not accept verbal instructions from clients that have not been endorsed by the designer.
