Can you handle multiple properties in the same void period?

Yes. We plan capacity around letting agent void cycles. If you have multiple changeovers in the same period, let us know as early as possible and we will allocate resources accordingly. We do not operate on first-come-first-served when we have an ongoing relationship with an agent.

What does a standard let-ready specification include?

Our standard let-ready spec covers: full redecoration to magnolia or agreed colour scheme, carpet or floor cleaning (or replacement to agreed grade), minor joinery repairs, cleaning to inventory standard, and any remedial plumbing or electrical items identified at check-out. We can also agree a tiered specification for different landlord budgets across your portfolio.

Can you work around tenant move-out and move-in dates with tight notice?

We aim to accommodate 48-hour notice for minor void works where our schedule allows. For larger refurbs, we need the void dates as early as possible to guarantee availability. We will always tell you what we can commit to rather than taking the job and delivering late.

Do you provide photographic evidence suitable for deposit deductions?

Yes. We photograph the property on arrival (to evidence condition inherited) and on completion (to evidence works delivered). This photographic record is timestamped and included with the completion invoice. It is suitable for use in deposit adjudication if the outgoing tenant disputes deductions.

Can you handle larger refurbs between tenancies, not just redecorations?

Absolutely. We handle full kitchen and bathroom replacements, boiler upgrades, damp treatment, window replacements, and full property refurbishments during extended voids. We will advise on programme and cost within 24 hours of receiving your brief — landlords can make an informed decision quickly.
