Managed Workspace Fit-Out Contractor

Fit-Outs That Fill Faster — and Stay Full.

Managed workspace and flexible office fit-out across London. Cat A to Cat B, pod and booth installation, M&E and data infrastructure upgrades — phased around your live occupancy so you are selling desks, not waiting for a contractor.

The Managed Workspace Fit-Out Problem

Most fit-out contractors treat managed workspace like a standard office project. They do not understand that every week of delayed handover is a week of membership revenue you cannot recover. They do not understand acoustic performance targets for focus work. They do not understand that a pod delivered without a power connection is a problem that lands on your operations team, not theirs. RCB treats managed workspace fit-outs as a revenue-critical programme — because that is exactly what they are.

Contractors who shut down entire floors for months when phased delivery was perfectly possible
M&E specifications that cannot handle the power and data density modern workspace members expect
Acoustic solutions that look good but fail to meet the sound levels members need to actually work
No understanding of the commercial pressure to have desks available for sale as fast as possible
Fit-outs that look dated within eighteen months because the specification was not future-proofed

RCB delivers workspace fit-outs phased around your occupancy, specified for the power and data density your members need, and handed over ready to sell.

What a Workspace Fit-Out With RCB Looks Like

From new floor fit-outs to pod installation, M&E upgrades, and acoustic improvements — all managed as one coordinated programme.

New Operator and Floor Fit-Outs

  • Cat A to Cat B conversion: partitioning, flooring, suspended ceilings, lighting, and M&E distribution
  • Demountable and modular partition systems for operators who need future flexibility
  • Reception, breakout, and communal area fit-outs that support your brand and membership proposition
  • Meeting rooms: acoustic partitions, AV integration, bookable-room technology preparation

Pod, Booth and Private Office Installation

  • Acoustic phone pods and focus booths: structural fixing, power, data, and ventilation connections
  • Private office suites partitioned from open-plan floors with controlled access and glazed frontages
  • Hot-desk and dedicated desk zoning: power distribution, data points, task lighting
  • Locker rooms, storage zones, and end-of-trip facilities for cycling and active commuters

M&E and IT Infrastructure

  • Structured data cabling: Cat 6A throughout, comms room preparation, patch panel installation
  • Power distribution upgrades to support high-density occupancy and AV equipment loads
  • HVAC upgrades and fan coil rebalancing to match new occupancy layouts
  • Access control and CCTV infrastructure for operators running unmanned or low-staff models

Works Phased Around Live Occupancy

  • Floor-by-floor or zone-by-zone programmes that keep the building trading throughout
  • Out-of-hours working for noisy structural and M&E phases
  • Dust and noise containment protecting members on adjacent floors or areas
  • Milestone handovers allowing you to market and sell new capacity before the whole programme completes

From Empty Floor to Revenue-Generating Space

A five-stage process built around your membership model, your occupancy constraints, and the date you need to start selling.

01

Occupancy and Commercial Brief

We start with your membership model, target revenue per desk, and any phasing constraints your live occupancy creates. The fit-out programme is designed to maximise the speed at which new capacity comes to market — not just to minimise build time in isolation.

02

Specification and Coordination

We coordinate the fit-out specification against your brand standards, your IT requirements, and any tenant or member customisation needs. Demountable vs fixed partition, raised floor vs surface-mounted power, acoustic performance targets — all agreed before works start.

03

Fixed Price and Programme

Full itemised cost plan broken down by zone or floor. Programme with milestone dates and phased handover points. Payment schedule tied to completion stages, not just time on site.

04

On-Site — Phased Around Your Members

Dedicated site manager on site throughout. Daily briefings to your operations team. Strict dust and noise containment protecting adjacent occupied areas. Out-of-hours delivery for any phase that cannot be managed during trading hours.

05

Zone Handover and IT Readiness Sign-Off

Each zone handed over with M&E test certificates, data infrastructure sign-off, and a snagging record. You can market and sell the space the day after handover — not three weeks later while you chase outstanding items.

Principal Contractor. Not a Builder.

RCB Design & Build is a principal contractor with 60+ years combined experience. We coordinate partitioning, M&E, data, AV, flooring, ceilings, and specialist pod installation under one umbrella. You deal with one team, one programme, one point of accountability — not a fragmented supply chain you have to manage yourself.

Managed Workspace Fit-Out FAQs

Can you fit out our space while we still have members on site?

Yes. Phased delivery around live occupancy is one of the things we do most often for workspace operators. We identify the sequence that gets new capacity to market fastest while protecting your existing members from noise and disruption. Floor-by-floor, zone-by-zone, or out-of-hours — the approach is built around your occupancy, not our convenience.

Can you meet the data and power density requirements modern members expect?

Yes. We regularly work with operators moving from legacy office stock into high-density workspace. We design power distribution to handle the load, install structured data cabling to Cat 6A or Cat 6A screened standard, and prepare the comms room to the specification your IT provider requires. We do not hand you a completed fit-out and leave you to discover the power is insufficient for your members.

How do you handle acoustic performance in open-plan spaces?

Acoustic performance in managed workspaces is a design and specification question as much as a build one. We work with your designer or advise directly on partition acoustic ratings, ceiling tile specifications, pod and booth acoustic linings, and soft furnishing coordination that improves the ambient sound environment. We can also arrange acoustic testing post-handover if your specification requires it.

Can you install phone pods and booths from specific manufacturers?

Yes. We regularly install pods and booths from the major manufacturers. We coordinate structural fixing, power connection, data connection, and ventilation hookup as part of the principal contractor scope — so the pod supplier delivers and we handle everything else. You do not need to manage that interface yourself.

Do you work on buildings you did not originally fit out?

Yes. Most of our workspace projects involve taking over from a previous contractor or reconfiguring a space built by someone else. We assess the existing M&E, structure, and finishes, identify what can be retained and what needs to be replaced or upgraded, and scope accordingly. We do not assume the previous work was done correctly — we verify.
