What is the difference between a Cat A and Cat B fit-out and can you do both?
A Cat A fit-out is the landlord base-build — ceilings, raised floors, M&E first-fix, core WCs and basic finishes that leave the space ready for a tenant to fit out. A Cat B fit-out is the occupier layer — partitions, meeting rooms, reception, breakout areas, kitchen, data and finishes specific to the occupier. We deliver both, and we coordinate between landlord and tenant obligations so the Cat B is built on a base-build we have reviewed and understand.
Can you work out of hours to avoid disrupting our team?
Yes. Out-of-hours and weekend working is a standard part of how we deliver occupied office projects. We plan the programme around your trading hours so noisy, dusty or disruptive works happen when the building is empty, and quieter fit-out works can proceed during the day. We coordinate access with building management and give you written weekly updates so there are no surprises.
Can you handle M&E upgrades in an existing tenanted office building?
Yes. M&E upgrades in occupied buildings require careful coordination with building management, existing tenants and the landlord. We isolate services zone by zone, maintain temporary provisions where needed, and manage the programme so other occupiers are not affected. All M&E works are designed, specified and certified to the standards the building insurer and landlord require.
Can you improve the acoustic performance of an existing open-plan office?
Yes. Acoustic performance in open-plan offices is one of the most common complaints and one of the most fixable with the right specification. We assess the existing ceiling, floor and partition system, identify the weak points, and design acoustic treatment — ceiling baffles, acoustic wall panels, partitioning upgrades and glazing specifications — that brings the space to a standard where focus work and calls are actually possible.
