Planning Review and Condition Audit

We review the approved consent, identify all conditions, and map out what needs to be discharged before, during, and after works. Your client understands their obligations before a spade goes in the ground.

Technical Design Development

We take the planning drawings and develop them into a full technical package — structural, M&E, building regulations, and specialist inputs. Design and cost are developed together so your client is not surprised by the price at tender stage.

Principal Contractor Delivery

We take appointment as principal contractor, produce the construction phase plan, notify the HSE where required, and manage all trades. We deliver in compliance with the approved consent and keep a record of any minor material amendments.

Completion and Sign-Off

Building control completion certificate, works certificate, and as-built record drawings issued. Planning conditions that require post-completion discharge are managed before the file is closed.

Planning Consultant FAQs

Do you understand planning conditions and how to manage them during construction?

Yes. We review every planning consent carefully before works start. We identify which conditions must be discharged before commencement, which are ongoing, and which require post-completion submissions. We do not start works with outstanding pre-commencement conditions — it protects your client and protects our working relationship with the Local Authority.

Can you work alongside an architect appointed separately by the client?

Yes. We work with architects, interior designers, and specialist consultants on a regular basis. We are experienced in acting as the design-and-build contractor while coordinating with an independently appointed design team. Clear communication and defined responsibilities from the start make this work well.

Do you handle CDM coordination as principal contractor?

Yes. We accept appointment as principal contractor under CDM 2015 on notifiable projects. We produce the construction phase plan, manage the F10 HSE notification, coordinate with the principal designer, and issue the health and safety file at completion. Your client is not left to manage this themselves.

What happens if a material amendment to the consent is needed during construction?

We flag potential material amendments before they happen — not after. If the technical design or site conditions indicate that the approved scheme needs adjustment, we identify it early and support the process of agreeing the route forward, whether that is a non-material amendment, a Section 73 application, or a documented minor design change.
