For Project Managers
A Principal Contractor Who Makes Your Job Easier.
Programme discipline. Structured reporting. Written variations. Documentation that does not require chasing. We are the contractor project managers want to appoint again — because we operate the way a good PM expects a contractor to operate.
The Contractor Problems That Land on Your Desk
A project manager is only as good as the contractors they appoint. When the contractor does not programme, does not report, does not control variations, and does not document — those failures become your failures. The client does not see the contractor. They see you. The right contractor does not just build well. They make you look organised.
RCB reports to project managers the way project managers need to be reported to.
What RCB Delivers for Project Managers
Programme discipline, single-point accountability, and documentation that makes your reporting straightforward.
Programme and Reporting Discipline
- Baseline programme produced and shared before works commence
- Weekly progress reporting tied to agreed milestones and look-ahead schedule
- Risks and delays flagged proactively — not after they have happened
- Change and variation log maintained throughout — nothing goes unrecorded
Documentation That Supports Your Role
- Detailed scope of works, estimate, and programme before appointment
- Stage-by-stage inspection records and photographic documentation
- Variation instructions acknowledged in writing before cost is committed
- As-built drawings, warranties, and building control certificates at handover
Single Point of Accountability
- We hold the principal contractor appointment — you do not manage our subcontractors
- Trade coordination, sequencing, and quality control owned by us
- You interface with one team — we resolve the sub-tier issues ourselves
- Escalation to your level only for decisions that genuinely require client authority
Works Delivered on Programme
- 60+ years combined experience in sequenced construction delivery
- Procurement and lead times planned ahead of programme constraints
- Resource planning aligned to your critical path — not our convenience
- We understand that programme overrun has a cost beyond the day rate
How We Work With Project Managers
Pre-construction to handover — structured, documented, and delivered to programme.
Pre-Construction Review
We review the scope, programme, and constraints before appointment. We produce our own baseline programme and identify risks, procurement lead times, and decisions needed before works start. You start the project with a contractor who is already thinking ahead.
Appointment and Mobilisation
Contract agreed, construction phase plan produced, insurances and accreditations confirmed. We mobilise to programme — not when it suits us. Pre-start meeting with your team sets communication protocols, reporting cadence, and escalation routes.
Delivery and Reporting
Weekly progress reports against baseline programme. Look-ahead schedule updated each week. Risks and opportunities flagged in writing. Variations captured and confirmed before work proceeds. You are never surprised by a cost or a delay you did not see coming.
Handover and Closeout
Snagging managed to our own standard — not just yours. Completion certificate, as-built drawings, warranties, building control sign-off, and a full document handover pack. Your project file is complete. Your client is satisfied.
Why Project Managers Appoint RCB
Accredited, insured, and experienced in delivery that supports professional project management.
Design-and-Build Principal Contractor
We operate as a full design-and-build principal contractor — not just a building firm. That means we understand pre-construction, design coordination, and the responsibilities that come with holding the PC appointment. We are not learning on your project what a programme is.
Project Manager FAQs
Do you produce and maintain a baseline programme throughout the project?
Yes. We produce a baseline programme before works start and update it weekly with actual progress, look-ahead activities, and identified risks. We do not manage by instinct — we manage to a programme and report against it. If the programme is at risk, you hear about it from us, not from the client.
How do you handle variations and changes during construction?
All variations require a written instruction before we proceed. We record the potential cost and programme impact, confirm it in writing, and only commit resource once you have approved the change. We do not build first and argue about money later.
Can you work under a JCT or NEC contract form?
Yes. We are experienced working under standard form contracts including JCT Minor Works, JCT Intermediate, and bespoke contract arrangements. We understand our obligations under contract — including notice requirements, interim applications, and dispute avoidance procedures.
What does your reporting look like in practice?
Weekly progress report by email, structured against the agreed programme. It covers work completed in the past week, work planned for the next two weeks, risks and issues, variations status, and any decisions required from you or the client. You have what you need for your own reporting — without having to compile it yourself.
Let's Discuss Your Next Project
Share the scope, programme, and constraints and we will tell you how we would approach it — including any risks or pre-construction questions we would want resolved before appointment.
