Do you work with first-time investors as well as experienced ones?

Yes. Many of our investor clients are on their first or second deal. We will walk through the scope, the programme, and the cost in plain language. We have seen enough deals to spot when something does not stack — we will tell you honestly rather than just take the job.

Can you work to a bridging loan exit deadline?

We plan the programme around your exit date from day one. If the timeline is tight, we will tell you upfront what is and is not achievable rather than starting and failing to deliver. We have experience working on bridging-funded projects across Greater London and understand the cost of programme overrun.

What does a typical BRR refurb scope look like?

A BRR scope typically covers: full redecoration, kitchen and bathroom replacement, flooring, boiler service or replacement, electrical consumer unit upgrade if required, and any damp or roof remediation identified at survey. We scope to what the refinancing valuer needs to see — not what looks impressive in photos.

Can you convert a property to an HMO?

Yes. We handle HMO conversions including additional bedroom creation, en-suite installation, kitchen upgrades to landlord HMO standard, fire detection and alarm systems, fire doors and compartmentation, and emergency lighting — to the licensing standard applicable in the relevant local authority area.

Can you provide documentation my JV partner or mortgage broker will accept?

Our fixed-price estimate is fully itemised with clear scope, inclusions, and exclusions. Our programme is milestone-based. Our invoicing is structured against contract milestones. Most brokers, lenders, and JV partners accept our documentation without amendment — and we are happy to answer follow-up questions from them directly.

I have attended a Samuel Leeds / Jamie York / Simon Zutshi course. Do you understand the strategies taught there?

Yes. We have worked with graduates of most of the major UK property education programmes. We understand BRR, rent-to-rent, HMO conversions, assisted sales, and flip strategies. You do not need to explain the model — just the deal. We will ask the right questions from there.
