  • MVHR, solar PV, and heat pump installations coordinated with your design
  • All M&E works tested, certified, and handed over with full documentation

Building Control & Sign-Off

  • Building Control applications submitted and managed from start to finish
  • Structural engineer and approved inspector coordination included
  • All staged inspections attended and signed off before moving to the next phase
  • Completion certificate issued — without it, your self-build mortgage does not release

Self-Build FAQs

Can I manage some of the work myself and use you for the specialist elements?

Absolutely — and this is the model we work best under with self-builders. You take on the elements you are comfortable managing: landscaping, interior fit-out, decoration. We handle the elements that require Building Control sign-off, certified tradespeople, or structural engineering input. We do not need to be your only contractor — we just need to be the right one for the hard parts.

Do you work on plots or only existing properties?

Both. We work on new-build plots from groundworks up, and on conversion and renovation projects where self-builders are taking on an existing structure. For plot builds, we can take you from groundworks to weathertight shell. For conversions, we handle the structural and M&E elements so you can focus on the finishes.

Can you help with the Building Control application?

Yes. We can advise on the application process, submit Building Notice applications for straightforward works, and coordinate with an approved inspector for more complex projects. All our works are carried out to the standard required for Building Control sign-off — and we attend every inspection.

What is the minimum scope you will take on for a self-builder?

We do not have a rigid minimum — but we are most useful when the scope is substantial enough to justify a formal contract and programme. If you need foundations, a structural frame, a roof, or a full M&E installation, we are a good fit. For very small individual tasks, a specialist subcontractor may serve you better.
