For Social Housing Providers
Void Turnarounds. Compliance Works. Resident-Aware Delivery.
Refurbishments, fire safety upgrades, and planned maintenance programmes for housing associations and social landlords across London. CHAS accredited. Properly certified. No void loss from contractor delays.
The Problem With Social Housing Contractors
Social housing providers operate under regulatory scrutiny, board accountability, and resident expectations that most contractors have never considered. The wrong contractor does not just cost money — it generates complaints, compliance failures, and regulator attention. Void loss from overrunning contractors, fire safety works without certification, and resident complaints from contractors who show up unannounced are problems that reflect on your organisation, not just your contractor.
RCB operates with the accountability that social housing providers require from their supply chain.

How Works Are Delivered
Structured delivery from survey to certified handover — with resident access managed and reporting issued at every stage.
Survey & Schedule of Works
We survey the property or communal areas and produce a detailed schedule of works with photographs, conditions noted, and specification tied to your Decent Homes or compliance standard. This document forms the basis of the instruction and the invoice.
Programme & Access Planning
A programme is agreed with your asset management or maintenance team. For occupied properties, resident notice periods and access windows are agreed before works commence. We do not turn up unannounced.
Delivery & Reporting
Works delivered to programme. Daily or weekly progress photos issued. Variations documented before they are actioned. Your asset management team always knows the status without having to call the site.
Handover & Certification
Works signed off with photographic completion evidence, all test certificates, and compliance documentation. Your file is complete at handover — not six weeks later when your contractor finally sends the paperwork.

Social Housing FAQs
Are you able to work under a social housing framework or schedule of rates?
Yes. We can work to agreed schedules of rates and framework arrangements. We understand that housing associations and local authorities need pricing consistency across their portfolio. We are happy to discuss a framework that works for both parties.
How do you manage resident liaison for occupied property works?
We follow a structured access process: advance notice letter, appointment confirmation, and a named site contact for residents to call. For vulnerable tenants or complex access requirements, we adapt our approach in advance — not on the day.
Do your fire safety works come with certification?
Yes. All fire door installations, fire stopping works, and related compliance items are certified to the relevant standard. Certification is issued at handover as standard — it is not something you have to request separately.
What is your turnaround time for void refurbishments?
Turnaround depends on scope, but we programme void works tightly to minimise void loss. A standard kitchen and bathroom replacement with decoration and compliance certification typically runs 3–5 weeks. We agree the programme before we start — not after.
