Can you guarantee handover before term starts?

We build the programme backwards from your term start date and identify every critical path item from the outset. If the programme is at risk at any point, you are told immediately with a resolution plan. We cannot control every external variable, but we can control our response to them — and we do. Universities that have worked with contractors who missed the summer window know the commercial and reputational damage. We treat your term start date as a contractual obligation, not a target.

How do you handle works in occupied buildings during term?

Where minor works must continue during term time, we operate with strict noise and disruption protocols. This means no power tools during lectures or exams, segregated access routes, out-of-hours working for disruptive tasks, and daily communication with your facilities and security teams. We do not assume it is acceptable to work in occupied academic buildings without a specific protocol agreed in advance.

Can you manage laboratory ventilation and specialist fit-outs?

Yes. We coordinate specialist laboratory fit-outs including fume cupboard installation, extract and make-up air systems, chemical-resistant surfaces, and M&E to CLEAPSS and HTM requirements. We work alongside your scientific services team and equipment suppliers to ensure the laboratory is installed, commissioned, and signed off before term begins.

Are you experienced in university procurement and CDM compliance?

Yes. We understand university estate procurement processes and can work within your institutional governance framework. We fulfil Principal Contractor duties under CDM 2015, produce and maintain the Construction Phase Plan, and provide full O&M documentation at handover. We are experienced in working with university estates teams, design consultants, and technical advisors on campus projects.

What is your approach to student accommodation — do you do all rooms or a block at a time?

Block by block, floor by floor — always. We never pull more rooms than the programme can realistically complete in the available window. We size the site team to the number of rooms being worked on, not the total contract value. Overpromising on room count and underdelivering is one of the most common failures in student accommodation refurbishment. We avoid it by starting with an honest programme assessment, not an optimistic one.
