Are Your Builder Quotes Really Comparable?
Most clients don't realise that two quotes can look very different simply because one builder has excluded things the other has included. Before you decide, let RCB review what you're actually being offered.
Why This Matters
A £15,000 Difference Might Not Be Real
Comparing builder quotes is harder than it looks. Without a standardised scope document, every builder prices what they choose to price — which means apparent cost differences may be entirely accounted for by what one has excluded.
Scope gaps
Builder A includes foundations. Builder B assumes existing foundations are adequate. Same headline scope, very different project.
Missing exclusions
A lower quote may omit scaffolding, skip structural calculations, or assume you are supplying materials. These are costs you will still pay.
VAT position
One quote may include VAT, another may not. On a £100k project, that is a £20k difference that has nothing to do with the build cost.
Provisional sums
Allowances for kitchens, bathrooms or M&E can vary dramatically. A lower provisional sum is not a saving — it is a deferred cost.
