Planned refurbishment

Communal areas, stairwells, lobbies, and external fabric — scoped, tendered, and delivered to a programme that minimises disruption to leaseholders and tenants.

Void works

Fast-turnaround refurbishment of vacant units between tenancies — typically decoration, flooring, kitchen and bathroom refresh — to agreed specifications and within agreed timescales.

Roof and external envelope

Flat roof replacement, roof tile and lead work, guttering, fascias, and external decoration. Properly scoped with written specifications before any price is issued.

Communal M&E

Lighting upgrades (including LED and emergency lighting compliance), communal plumbing, water risk (Legionella compliance works), and electrical testing and remediation.

Fire safety and compartmentation

FRA-driven works: fire door upgrades and installation, intumescent seals, compartmentation surveys, fire stopping, and emergency lighting to current standards.

Responsive maintenance

Scheduled or reactive maintenance for managed portfolios — with clear callout SLAs, photographic records on completion, and invoicing structured for easy approval.

Common questions from managing agents

Do you work on a schedule of rates or fixed quotation basis?+
Either. We can provide fixed quotations for defined scopes of work, or agree a schedule of rates for responsive maintenance programmes where the volume of work is less predictable. Most block management clients use a combination — fixed quotes for planned refurbishment and a schedule of rates for day-to-day responsive works.
How do you handle leaseholder access for internal works?+
We work with your property manager to agree access arrangements. We issue standard access request letters, adhere to the access windows agreed, and provide same-day reports when work is complete. If a leaseholder refuses access, we document this and advise on the next step.
Can you provide Section 20 compliance documentation?+
Yes. For qualifying works above the Section 20 threshold, we can assist in producing the required specifications and cost information to support the statutory consultation process. We have experience working within S20 programmes and understand the documentation requirements.
What areas of London do you cover for block management work?+
Primarily Greater London — South East, South West, West, and Central London. We work across multiple boroughs simultaneously for clients with managed portfolios spread across the capital.
How quickly can you turn around a void unit?+
That depends on the condition and the agreed specification. A light-touch decoration and clean can be turned around in two to three working days. A full kitchen and bathroom refresh typically takes seven to ten working days. We provide a programme with every quotation so you can plan between tenancies.
