Architects produce drawings for planners, not builders. They typically lack structural details, drainage information, specification levels, and building regulations data. If you try to get prices from these drawings, every builder will price a different scope — and the cheapest will almost certainly be missing things.

Getting three quotes isn't the same as getting three comparable quotes

If the scope isn't defined, every quotation covers different things. The cheapest quote usually carries the most assumptions and the highest risk of extras. A fixed scope before pricing means you're comparing like-for-like, not just numbers.

Common questions once planning is approved

I have planning permission. How long before I can start on site?+
It depends on how much technical information is ready. If you have structural engineer details, a Building Regulations application submitted, and party wall notices served (where needed), you could be on site in as little as four to six weeks. If you're starting from planning drawings only, allow three to five months to get the technical information in place. We can tell you exactly what is needed and in what order from the first conversation.
Do I need to appoint a structural engineer separately?+
In most cases, yes. The structural engineer produces calculations and connection details that your Building Regulations application depends on, and that the builder needs to price and build from. We work with structural engineers regularly and can recommend one if you don't have a preference — or coordinate with yours if you do.
My planning approval is about to expire. Can you help?+
Planning permissions are typically valid for three years from the decision date. In some cases, starting work on site — even limited groundworks — can extend the live consent. If you're concerned about a time limit, contact us as soon as possible. We can advise on what constitutes a start and help you move quickly.
What if my drawings need to change for practical reasons?+
Minor changes to approved schemes are usually handled through a non-material amendment application, which is a straightforward process. More significant changes may need a fresh planning application. We flag these issues during the pre-construction review so there are no surprises mid-build.
Can you take on the project if I've already appointed another contractor who hasn't started?+
Yes. We regularly take on projects where a previous appointment has fallen through. We review whatever documents exist, confirm what additional information is needed, and produce a fresh scope and programme. There's no penalty for starting again with a different team.
