Builder walked off?
We finish what they started.
A half-built project is one of the most stressful situations a property owner can face. We assess what's been done, identify what's wrong, and complete the project properly — with a clear scope, a fixed programme, and one point of contact.
We offer a paid site assessment report for half-built projects. Speak to us first — the first call is always free.

Situations we help with
Builder has walked off site
The most common scenario. The project started, then the builder stopped turning up, stopped responding, or simply told you they wouldn't be coming back.
Builder has gone insolvent
The company has gone bust, entered administration, or the sole trader has disappeared. Deposits paid, work half-done, subcontractors chasing for payment.
Work stopped due to a dispute
A disagreement over extras, quality, or payment has brought the project to a halt. The relationship has broken down and you need a fresh start.
Work is so poor it needs undoing
The builder is still on site but the quality is unacceptable. Building Control has raised concerns, structural work looks wrong, or finishes are not what was agreed.
Self-managed project that's stalled
You were managing trades directly and it's got out of hand — programme has collapsed, tradespeople have moved on, and you don't know what's left to do or in what order.
Half-built property purchase
You've purchased or inherited a property that someone else started. You need an independent assessment of what's been done, what's left, and what it will cost.
How we approach it
Honest assessment first. Then a plan.
We don't commit to a price until we've seen the project. A site assessment by a qualified eye is the only way to understand what's actually been done, what's defective, and what the real cost of completion looks like.
Independent site assessment
We visit the site, review whatever documentation exists, and produce an honest assessment of what has been done correctly, what needs to be undone or remediated, what is outstanding, and what it is likely to cost to complete.
Scope of remaining works
We define exactly what is left to do — in the right sequence, with the right technical input. This includes identifying any outstanding Building Regulations, structural sign-offs, or party wall matters that the previous contractor failed to manage.
Independent assessment report
We can provide a written report documenting the condition of the works, defects identified, and our opinion on the cost to complete. This is often useful for insurance claims, legal proceedings, or mortgage valuations on a half-built property.
Completion as your principal contractor
Where you want us to complete the project, we take it on with a clear scope, fixed programme, and written contract. Every trade is coordinated, Building Control is managed, and you have one point of contact until handover.
Warning signs to watch for
If you're still in an active project but having concerns, these are signs the situation may be about to get worse.
Builder asking for payment significantly ahead of completed work
Building Control inspections not being called at the right stages
Subcontractors arriving unannounced and asking you directly for payment
Pressure to sign variation orders quickly without a written scope
Builder not providing receipts for materials they say have been paid for
Unexplained delays with no programme update or explanation
If any of these apply, contact us now — before the situation gets worse. Early intervention is almost always less costly than rescue after the fact.
