When Should You Replace Your Boiler?
A gas boiler has a typical lifespan of 12–15 years. Signs that replacement is advisable:
- Age over 15 years
- Frequent breakdowns requiring repeated repair
- Older inefficient boiler type (back boiler behind a gas fire, non-condensing boiler)
- Yellow or orange flame rather than blue (possible carbon monoxide risk — get inspected immediately)
- Pilot light keeps going out
- Radiators are slow to heat or have cold spots (may indicate sludge build-up)
- Unusually high gas bills relative to household size
Condensing vs. Non-Condensing Boilers
All new gas boilers fitted in England and Wales must be condensing boilers (efficiency of at least 88%). They capture heat from exhaust gases that non-condensing boilers waste.
If your boiler has a narrow flue (usually metal pipe) rather than a plastic condensate pipe and wider white plastic flue, it is almost certainly a non-condensing boiler that predates the 2005 regulations. Replacing it with a modern condensing boiler typically reduces gas consumption by 15–30%.
Types of Gas Boiler
Combi Boiler
Heats water on demand — no hot water cylinder or cold water tank needed. Provides central heating and instantaneous hot water from a single unit.
Best for: Flats and smaller houses (1–3 bedrooms) with single bathrooms Not ideal for: Properties with multiple bathrooms where simultaneous hot water demand is high
System Boiler
Works with a separate hot water cylinder, providing stored hot water for higher demand. No cold water tank needed (cold supply comes directly from the mains).
Best for: Larger homes with 3+ bedrooms and multiple bathrooms
Heat-Only (Regular) Boiler
Works with both a hot water cylinder and a cold water tank in the loft. The original type in most older London houses.
Best for: Replacing like-for-like in properties with existing cylinder and tank that are in good condition; gravity-fed solar thermal systems
Air Source Heat Pumps
An air source heat pump (ASHP) extracts heat from outside air and uses it to heat water for radiators and domestic hot water. It requires electricity to run, but generates 2–4 units of heat for every unit of electricity consumed (measured as the Coefficient of Performance, or COP).
Is an ASHP Right for a London Victorian Terrace?
This is one of the most common questions in the London renovation market. The honest answer is: it depends.
Considerations for heat pump suitability in London terraces:
- Insulation level: Heat pumps work at lower flow temperatures (35–45°C vs. 65–75°C for a gas boiler). Poorly insulated properties require more hours of heating to compensate, reducing efficiency. Upgrade insulation before or alongside a heat pump installation.
- Radiator size: Larger radiators are needed at lower flow temperatures. Many Victorian properties will need radiator upgrades.
- Permitted development: ASHPs are permitted development for most houses (not flats, not listed buildings, not Conservation Areas for front-of-house units).
- Running costs: At current electricity and gas prices, heat pumps can save money vs. gas in a well-insulated property, but the electricity price premium over gas means savings are not guaranteed in a poorly insulated property.

Power Flushing and Magnetic Filters
Before a new boiler or heat pump is installed, the heating system should be power flushed to remove sludge and debris that accumulates in older systems. Neglecting this shortens the life of the new boiler and reduces efficiency.
A magnetic filter (such as a Fernox or Magnaclean unit) should be fitted to the return pipe of any new boiler or heat pump. It captures iron oxide particles before they enter the heat exchanger.
Smart Heating Controls
Upgrading to smart heating controls (Nest, Hive, Honeywell T6R, etc.) adds:
- Remote control via smartphone
- Individual room control with smart TRVs
- Learning schedules that adapt to your routine
- Compatibility with smart tariffs and solar PV systems
Many modern boilers are compatible with OpenTherm controls, allowing the boiler to modulate its output to match demand more efficiently than simple on/off thermostats.
