How to Convert or Refurbish a Period Property in London: Key Considerations

Why Period Properties Require a Different Approach

Victorian and Edwardian terraces, Georgian townhouses, and Edwardian semis make up a substantial portion of London's housing stock. These buildings were constructed with methods and materials that differ significantly from modern construction. Understanding these differences is essential to refurbishing them successfully without damaging the fabric of the building or creating problems that are expensive to fix later.

The most common mistakes in period property renovation result from applying modern construction logic to an older building. Breathable materials, appropriate lime mortars, managed moisture movement, and careful insulation detailing are all important — and the wrong approach to any of these can cause long-term damage that does not become apparent until years after the work is done.

Moisture and Breathability

Pre-twentieth-century masonry construction was designed to absorb and release moisture as the seasons changed. The mass of the walls acts as a moisture buffer, and lime mortars and plasters — which are vapour-permeable — allow the walls to breathe. When this is disrupted by using vapour-impermeable materials — cement render, impermeable paint, or rigid foam insulation bonded to the inner face of external walls — moisture cannot escape and can become trapped within the wall structure. This leads to deterioration of the masonry and timbers, spalling of brickwork, and condensation problems.

The approach to moisture management in a period property should preserve breathability. Where external walls are to be insulated, breathable insulation systems — such as hemp, wood fibre, or mineral wool board systems with permeable finishes — are generally more appropriate than closed-cell foam applied directly to old masonry.

Lime Mortar and Pointing

Original Victorian and Edwardian brickwork used lime mortar, which is softer than brick. This matters because mortar is intended to be the sacrificial element in the joint — it is designed to fail before the brick, and to be repointed. If the original lime mortar has been repointed at some point with modern cement mortar, the cement is often harder than the brick. Moisture and thermal movement then stress the face of the brick rather than the joint, leading to spalling and long-term damage to the masonry.

When repointing period brickwork, use an appropriate lime mortar — typically a hydraulic lime mortar matching the strength of the original. Do not use OPC cement mortar on old lime-based masonry.

Timber Floors and Subfloor Ventilation

Suspended timber ground floors in Victorian properties rely on subfloor ventilation through airbricks in the external walls to keep the void dry and the timbers healthy. If airbricks are blocked — by raised ground levels, paving, added insulation to the external walls, or general neglect — the subfloor void becomes damp and the timbers are at risk of rot and beetle attack.

Any refurbishment of the ground floor should include checking the subfloor ventilation is adequate and unobstructed. If the floor is being insulated, the insulation must be installed in a way that maintains ventilation to the void, or the floor must be redesigned as a solid floor with a damp-proof membrane.

Structural Movement and Cracking

Period properties typically show some degree of settlement movement — cracks in internal plasterwork, slight unevenness in floors, and variations in door and window frame alignment. Most of this is historic and stable, caused by normal thermal and moisture movement over many decades. Before committing to extensive remedial work on cracks, have them assessed by a structural engineer to distinguish between historic stable movement and active, ongoing movement requiring intervention.

Opening up party walls for structural alterations in period terraces often reveals timber lintels above openings, built-in timber beam padstones, and non-standard structural arrangements. These need careful assessment before any structural changes are made.

Planning and Heritage Constraints

Many period properties in London are within conservation areas, and a substantial number are listed buildings. Conservation area status restricts what can be done to the exterior of the building, including windows, doors, roofing materials, and extensions. Listed building status extends these constraints to the interior as well, requiring listed building consent for any works that affect the character of the building.
