How to Find a Reliable Builder in London

Finding a reliable builder in London is consistently cited as one of the most stressful parts of any home improvement project. The market is large, unregulated at entry level, and full of contractors whose presentation doesn't match their delivery. Here's a practical, experience-based guide to identifying quality contractors — and avoiding the ones who'll let you down.

What "Reliable" Actually Means

Before you start looking, be clear about what you need. "Reliable" isn't just about showing up on time. A reliable builder for a significant project is one who: turns up consistently and communicates when they can't; manages their subcontractors and supply chain competently; identifies issues before they become crises; gives you accurate information rather than what you want to hear; manages the build in a safe and compliant manner; and delivers what they said they would, to the standard agreed.

A flashy website does not a reliable builder make. Neither does a polished sales process. Look for evidence of the substance behind the presentation.

How to Find Candidates

Personal referrals. The most reliable source. Ask neighbours, friends, or colleagues who have had similar work done recently. A referral from someone whose project you can physically see — and whose experience you can ask about directly — is worth ten online reviews.

Trade associations. The Federation of Master Builders (FMB), TrustMark, and the National Federation of Builders all have member search functions. Membership requires some level of vetting — though the depth of assessment varies. FMB membership requires a site inspection for new members.

Review platforms. Checkatrade, TrustATrader, Rated People, and similar platforms show customer reviews, response rates, and profiles. Reviews are not infallible — they can be gamed — but a contractor with 200+ reviews averaging 9.5+ over several years is providing a genuine signal. Look at the negative reviews as well as the positive ones: how does the contractor respond when something goes wrong?

Local planning portal. If you've seen a nearby extension or loft conversion you like, you can often find the contractor's details on the planning portal — the construction method statement or site notice may name the principal contractor.

How to Evaluate Candidates

Request references and visit completed projects. Any contractor worth hiring should be able to provide references from clients with similar projects to yours. Speaking to a reference on the phone is useful; visiting a completed project in person is much more revealing.

Check insurance. A principal contractor should carry public liability insurance (minimum £2m, preferably £5m+) and employers' liability insurance. Request certificates and verify they are current. A contractor without these should not be allowed on your site.

Check company health. A quick Companies House search on the contractor's registered company shows when it was incorporated, the directors, and the most recently filed accounts. A long trading history, stable directorship, and filed accounts are positive signals. A recently formed company or a pattern of dissolved previous companies warrants caution.

Assess the quality of their paperwork. A reliable contractor produces a clear scope of works, a realistic programme, and an honest breakdown. If the quote is vague, the exclusions are absent, and the assumptions are unstated — that's a signal of how the project will be managed.

Red Flags

Cash only. Payment demanded upfront in full before starting. No written contract. Unwilling to provide insurance certificates or references. Pressure to decide immediately. Price significantly below all other quotes without clear explanation. Sub-subcontractors whose identity is unknown to you. Poor or no written communication once the project begins.
