Renovating a Terrace vs Semi vs Detached: What's Different?

The type of property you own significantly influences what renovation is possible, what planning rules apply, what party wall obligations arise, and what the project will cost. Understanding the differences helps you plan more accurately.

Terrace (Mid-Terrace)

A mid-terrace house shares both side walls with neighbours. This affects renovation in several ways:

Extension: You can only extend to the rear (or occasionally as a roof extension / loft conversion). No side extensions are possible on a mid-terrace. Rear extensions can be ground floor at up to 3m under PD (6m in many cases with prior approval consultation), or wrap slightly if you reclaim a rear projection.

Loft conversion: A rear dormer is the standard approach. Hip-to-gable is not applicable (terraces have gable ends, not hipped roofs). Party wall obligations almost always apply to loft conversions in terraces.

Party wall: Both side walls are party walls shared with neighbours. Any structural works that affect or work along these walls triggers the Party Wall etc. Act 1996 — formal notice and potentially a Party Wall Award is required.

Access: In a mid-terrace, all building materials, skips, and equipment must move through the front of the house or via the rear if rear access is available. Narrow frontages in Victorian terraces create significant logistics challenges.

Semi-Detached

A semi shares one side wall (the party wall side) and has one free side. This opens up significantly more renovation options:

Extension: You can extend to the rear at greater depth than a terrace (prior approval can extend to 6m on semis). Side extensions are possible on the free side, subject to planning rules on maintaining adequate space between properties. Wrap-around extensions combining rear and side are viable on semis.

Loft conversion: Hip-to-gable conversions are relevant where the semi has a hipped roof on the free side. Combined with a rear dormer, this delivers significantly more floor area than a rear dormer alone.

Party wall: The shared side wall is a party wall — any structural works affecting it requires Party Wall Act compliance. The free side wall has no party wall obligations.

Access: Better site access than a terrace — materials and equipment can pass down the free side of the property.

Detached

A detached house has no shared walls — both sides are free. This provides the greatest planning flexibility:

Extension: Can extend to rear, either side, or both. Subject to planning rules on setback from boundaries and impact on amenity. For larger detacheds in outer London, prior approval permits rear extensions to 8m.

Loft conversion: The full range of loft conversion types applies — rear dormer, hip-to-gable (if hipped roof), side dormers, mansard. No party wall obligations to neighbours (though boundary obligations still apply).

Party wall: No party wall obligations to neighbours (though boundary obligations still apply for works near the boundary).

Cost premium: Access logistics are typically easiest on detached properties. However, larger properties also mean more to heat, insulate, and finish — cost scales with floor area.

Which Renovates Best for Value?

All three property types can add significant value through well-executed renovation. The best return depends on:

  • The local market's premium for space (London generally rewards additional bedrooms and open-plan living strongly)
  • The extension/conversion potential available for the property type
  • The existing condition relative to comparable properties
