The Difference Between a Building Contractor and a Design-and-Build Contractor

The Difference Between a Building Contractor and a Design-and-Build Contractor

Introduction

When homeowners start looking for a contractor for an extension or loft conversion, they often encounter two fundamentally different approaches — without always recognising that the difference matters.

A traditional building contractor will price and build what's in front of them: a set of drawings, a specification, a scope of works. A design-and-build contractor takes a more integrated role — managing the design development, structural coordination, and commercial decisions alongside the delivery itself.

Both approaches have their place. Understanding the difference helps you choose the right one for your project.

What Is a Traditional Contractor?

A traditional contractor is appointed to build a project based on a complete set of documents — typically architectural drawings, structural engineer calculations, and a specification — produced by the client's professional team (architect, engineer) before the contractor is involved.

The contractor's role begins at contract stage. They price the complete package and deliver it to specification.

This works well when: - You already have an architect who has produced construction-ready drawings - The structural engineer has been engaged and produced their calculations - The specification is fully defined and client-approved before tendering - You want the ability to get competitive bids from multiple contractors against the same brief

Potential challenges: - The contractor has no input into the design — so buildability issues are often discovered during rather than before the build - Variations arise when information is incomplete at tender stage - The client manages two relationships (architect and contractor) rather than one

What Is a Design-and-Build Contractor?

A design-and-build contractor (sometimes called a "D&B contractor") takes on both the design coordination and the build delivery under a single contract. The client deals with one party, who is responsible for producing or coordinating the design alongside delivering the build.

At RCB Design & Build, our approach to this includes:

  • Working with clients in the early stages to develop the brief and the design direction
  • Coordinating architects and structural engineers as part of our team rather than as separate appointments
  • Identifying buildability issues during the design stage rather than after the build starts
  • Developing the cost plan alongside the design so affordability is maintained
  • Managing design changes and their cost implications through a single point of contact
  • Delivering the project under one contract with one accountable team

This works well when: - You don't already have an architect and want help from the start - You want a simpler client experience — one contract, one team, one point of contact - You want the contractor's buildability input to shape the design, not inherit problems after the fact - You're at an early stage and want design and cost to develop together

Potential challenges: - Less competitive bidding opportunity once you're committed to a D&B route with one team - Quality of design varies depending on the D&B team's design capability

Which Is Right for Your Project?

If you already have an architect and construction drawings: a traditional tender process with multiple contractors may make sense, especially if you want cost competition at the build stage.

If you're at the beginning of the design process and want one team to manage everything: a design-and-build contractor offers a simpler, more integrated experience and tends to produce fewer surprises during the build.

If your project is in a conservation area or involves significant design complexity: a D&B approach with a contractor who has design expertise is often better because the buildability and compliance considerations are embedded in the design, not discovered after it.

How RCB Operates

At RCB Design & Build, we operate as a design-and-build principal contractor. We work with clients from early concept through design, pre-construction, and delivery — coordinating structural engineers, architects, and compliance specialists as part of a single managed team.

Our clients don't juggle separate relationships with an architect and a builder. One team manages the complete journey.
