Damp is one of the most frequently misdiagnosed problems in London homes. The Victorian and Edwardian solid-wall construction that dominates London's housing stock is inherently more susceptible to moisture management issues than modern cavity-wall construction. Getting the diagnosis right before the treatment is essential — treating the wrong type of damp wastes money.

Types of Damp in London Properties

Rising damp: Moisture rising through the structure from the ground, typically visible as tide-mark staining on lower wall sections. In Victorian terraces, the original damp proof course (DPC) — often slate or engineering brick — may have failed or been bridged. True rising damp is less common than often diagnosed; many cases attributed to rising damp are actually condensation or penetrating damp.

Penetrating damp: Rainwater entering through defective external fabric — failed pointing, cracked render, defective gutters, failed roof flashings, or gaps around windows. The most common cause of damp in Victorian solid-wall properties. Address the external defect first — no internal treatment is effective if rainwater is still entering.

Condensation damp: Water vapour in warm internal air condensing on cold surfaces — typically north-facing walls, cold bridging at structural elements, and poorly ventilated areas (kitchen, bathroom, under floors). The most common form of damp in London homes. Treatment is thermal improvement and ventilation, not waterproofing.

Interstitial condensation: Water vapour moving through wall or floor construction and condensing within the structure. More complex to diagnose and address — relevant when insulating solid walls internally if vapour control is not correctly specified.

Diagnosing the Type of Damp

A competent building surveyor or specialist damp surveyor can distinguish between these types. Key indicators:

  • Rising damp: tide mark with salts below 1m, dampness reduces above damp proof course level
  • Penetrating damp: damp patches correlating with external defects (blocked gutters, defective flashings, failed pointing)
  • Condensation: damp at cold spots (external corners, north-facing walls, poorly heated rooms), mould growth

Treatment

Rising damp: Chemically injected DPC (silicone cream or injection), replastering with salt-retardant plaster, and making good. Often combined with addressing external bridging (piled soil, raised external levels, blocked air bricks).

Penetrating damp: Fix the external defect — repoint brickwork, replace defective flashings, clear and repair gutters, reseal around windows. No internal treatment is needed if the external cause is addressed.

Condensation: Improve ventilation (passive vents, mechanical extract in kitchens and bathrooms), improve heating consistency, improve insulation to raise surface temperatures. Dehumidification assists in severe cases.
