Drainage Survey for London Victorian Terraces: CCTV Drain Survey, Sewer Build-Over, and Pre-Purchase Investigation

The drainage system of a London Victorian terrace — typically a combined sewer (carrying both foul water from WCs, sinks, and baths AND surface water from roofs and yards in the same pipe) running under the rear garden or beneath the building footprint — is one of the most critical, least visible, and most frequently overlooked aspects of a Victorian property purchase and renovation. Victorian drainage was typically vitrified clay pipe (VCP) — a fired clay pipe glazed on the inside to resist chemical attack — in 100mm (4-inch) or 150mm (6-inch) diameter — laid in short push-fit or cement-jointed lengths with a mortar haunch below and surrounding the pipe. After 100-150 years of service, these systems are frequently suffering from root intrusion, joint displacement, partial collapse, or sulphate attack to the concrete surround — none of which are visible without a CCTV drainage survey. This guide covers the key types of drainage survey, when they are required, the sewer build-over process with Thames Water, and what to do when drainage defects are found.

Key Takeaways

  • CCTV drainage survey: the definitive drainage investigation — push-rod or self-propelled camera inserted at inspection chamber, driven along pipe runs, records internal condition video; reveals: root intrusion (tree roots through cracked/displaced joints — very common in London Victorian terraces with mature garden trees within 2-3m), joint displacement (London clay seasonal movement), pipe collapse/deformation, scaling/grease deposits, defective connections, sulphate attack (whitish crystalline deposits on concrete — sulphates in London clay attack Portland cement = expansion/crumbling), misconnection (surface water to foul drain or vice versa), egg-cracking (vitrified clay glaze crazing — end of service life); pre-purchase CCTV survey (strongly recommended for ALL London Victorian terrace purchases): cost ~£200-400; standard RICS HomeBuyer/Building Survey does NOT include CCTV drain survey — drainage defects visible only on CCTV are excluded from standard survey; drainage remediation costs range £500-30,000+ — pre-purchase CCTV survey is outstanding value for money; obtain written condition report + video recording; instruct specialist drainage contractor (not solicitor's standard drain search which is records only)
  • Sewer build-over agreement (Thames Water — most of London): required BEFORE constructing any structure within 3m horizontally of a public sewer (measured from edge of pipe to nearest edge of new structure) or within 6m of a large public sewer (>900mm diameter); public sewer = sewer adopted by Thames Water — since 2011 private sewer transfer (Water Industry (Schemes for Adoption of Private Sewers) Regulations 2011), many previously private sewers are now Thames Water public sewers; most common build-over scenario London Victorian terrace: rear extension built over or within 3m of public sewer running under rear garden; finding sewer locations: Thames Water online sewer records map (Thames Water Developer Services — free search) or formal records search (fee); process: (1) identify sewer location; (2) submit build-over application to Thames Water Developer Services (~£360-500 fee); (3) Thames Water requires pre-construction CCTV survey + post-construction CCTV survey; consequences of building without consent: Thames Water right to require DEMOLITION of structure built over public sewer without consent — serious legal and commercial risk affecting ability to sell or mortgage
  • Misconnection and drainage systems: misconnected drainage = very common legacy problem in London Victorian terraces — surface water (roof gutters, yard channels, patio) connected to foul sewer (foul = WCs, sinks, baths) OR foul water connected to surface water drain; combined sewer system (most inner London Victorian terraces): one pipe carries both foul + surface water (Victorian era combined sewer network) — misconnection in combined system is less obvious but still contributes to flooding and pollution; separate system (some outer London post-1960s areas): two pipes — foul sewer + surface water sewer — misconnection in separate system is illegal (Environment Agency enforcement, Thames Water enforcement); identifying misconnection: CCTV drainage survey OR dye test (fluorescent non-staining dye flushed down each outlet — check which inspection chamber it appears in); Building Regulations Part H: requires correct connections (foul to foul, surface to surface) for any new or altered drain connections — Building Control inspects drainage connections during extension BC applications
  • Common drainage defects and remediation: root intrusion (most common London Victorian terrace finding — tree roots through cracked/displaced joints): remediation options: (A) drain jetting (high pressure water jet 4,000-6,000 PSI, flexible hose, rearward-facing nozzle — removes grease/scaling/light root intrusion — does NOT repair the crack/joint gap — temporary fix only); (B) drain patch lining (epoxy-impregnated felt liner inserted and expanded to seal single localised cracked section or displaced joint — cheaper than full relining for single-point defects); (C) CIPP relining (Cured In Place Pipe — flexible fibre-reinforced felt liner impregnated with epoxy/polyester resin, inserted through existing drain, expanded and cured in-situ via hot water/steam/UV — forms structural pipe-within-a-pipe — effective for extensive root intrusion, multiple joint displacements, generalised cracking — no excavation required); (D) open trench excavation and replacement (most disruptive/expensive — use where pipe severely collapsed, heavily deformed, or CIPP not feasible — new Polypipe underground drain 110mm OD or 160mm OD HDPE push-fit with rubber-ring joints — BS EN 1401-1:2019 compliance); CIPP preferred over excavation for any drain under a building footprint
  • Costs London 2025 (drainage contractor): CCTV drainage survey pre-purchase (written report + video): £200-400; Thames Water build-over application fee: ~£360-500 (check current Thames Water Developer Services fee schedule); pre+post build-over CCTV surveys (combined): ~£300-600; drain jetting (high pressure, one run + chamber clean, 1-2 hrs): £150-300; drain patch lining (single localised defect, epoxy patch): £300-600/patch; CIPP relining (full run, 100mm drain): £80-150/m, min charge ~£500-800; open trench excavation + drain replacement: £200-500/m (shallow <1m, open rear garden) — £1,000-2,000/m (deep >2m or under building footprint with shoring); CCTV for Building Control drainage inspection (extension): £250-500; critical: compare cost of pre-purchase survey (£200-400) against potential remediation (£5,000-30,000+ for major drain work under Victorian terrace) — pre-purchase survey is strongly recommended as routine expenditure on all London Victorian terrace purchases

Types of Drainage Survey and When to Use Them

A DRAINAGE SURVEY IS THE INVESTIGATION OF THE CONDITION AND LAYOUT OF THE DRAINAGE SYSTEM BENEATH A PROPERTY — IT IS DISTINCT FROM A DRAINAGE INSPECTION BY A BUILDING SURVEYOR USING VISUAL INSPECTION (LIFTING OF INSPECTION CHAMBERS AND VISUAL OBSERVATION DOWN THE PIPE RUNS) WHICH IS NECESSARILY LIMITED TO WHAT CAN BE SEEN FROM THE SURFACE.

CCTV DRAIN SURVEY (CLOSED CIRCUIT TELEVISION DRAINAGE SURVEY — THE DEFINITIVE DRAINAGE INVESTIGATION METHOD): A PUSH-ROD OR SELF-PROPELLED CCTV CAMERA IS INSERTED INTO THE DRAINAGE SYSTEM AT AN INSPECTION CHAMBER AND DRIVEN ALONG THE PIPE RUNS — RECORDING A VIDEO OF THE INTERNAL CONDITION OF THE DRAIN FROM THE INSIDE. THE CCTV SURVEY WILL REVEAL: ROOT INTRUSION (TREE ROOTS ENTERING THE DRAIN THROUGH CRACKED OR DISPLACED JOINTS — A VERY COMMON FINDING IN LONDON VICTORIAN TERRACES WHERE MATURE GARDEN TREES ARE WITHIN 2-3M OF THE DRAIN RUN); JOINT DISPLACEMENT (PIPE JOINTS HAVE SHIFTED HORIZONTALLY OR VERTICALLY DUE TO GROUND MOVEMENT — TYPICAL IN LONDON CLAY WHERE SEASONAL SHRINKAGE AND SWELLING OF THE CLAY MOVES THE SOIL); PIPE COLLAPSE OR DEFORMATION (PARTIAL CRUSHED SECTION OF CLAY PIPE — TYPICALLY CAUSED BY VEHICLE LOADING ABOVE OR LOSS OF SOIL SUPPORT); SCALING AND GREASE DEPOSITS (ACCUMULATION OF GREASE, SOAP SCUM, AND MINERAL DEPOSITS ON THE PIPE INTERNAL SURFACE — COMMON IN FOUL DRAINS RUNNING UNDER KITCHENS AND BATHROOMS); DEFECTIVE CONNECTIONS (INCORRECTLY ANGLED OR MISCONNECTED BRANCH DRAIN CONNECTIONS — A COMMON LEGACY ISSUE FROM HISTORIC DRAIN EXTENSIONS); SULPHATE ATTACK (VISIBLE AS A WHITISH CRYSTALLINE DEPOSIT ON THE INTERIOR SURFACE OF CONCRETE DRAIN SECTIONS OR CONCRETE MANHOLES — SULPHATES IN THE SURROUNDING LONDON CLAY SOIL ATTACK THE CALCIUM ALUMINATE IN PORTLAND CEMENT MORTAR/CONCRETE — CAUSING EXPANSION AND CRUMBLING OF THE CONCRETE). PRE-PURCHASE CCTV DRAINAGE SURVEY: THE MOST IMPORTANT USE OF CCTV DRAINAGE SURVEY IN THE CONTEXT OF A VICTORIAN TERRACE PURCHASE — RECOMMENDED AS STANDARD FOR ALL LONDON VICTORIAN TERRACE PURCHASES — COST APPROXIMATELY £200-400 FOR A STANDARD PROPERTY CCTV SURVEY WITH WRITTEN REPORT — A VERY SMALL COST RELATIVE TO THE POTENTIAL COST OF DRAINAGE REMEDIATION (WHICH CAN RUN TO £5,000-30,000 FOR MAJOR DRAIN REPLACEMENT UNDER A LONDON VICTORIAN TERRACE).

Sewer Build-Over Agreement with Thames Water

ONE OF THE MOST COMMERCIALLY SIGNIFICANT DRAINAGE ISSUES IN LONDON VICTORIAN TERRACE RENOVATION IS THE SEWER BUILD-OVER AGREEMENT — THE REQUIREMENT TO OBTAIN A FORMAL APPROVAL FROM THAMES WATER (THE SEWERAGE UNDERTAKER FOR MOST OF LONDON) BEFORE CONSTRUCTING ANY BUILDING STRUCTURE OVER OR NEAR AN EXISTING PUBLIC SEWER.

WHAT IS A PUBLIC SEWER: A PUBLIC SEWER IN ENGLAND IS A SEWER THAT HAS BEEN ADOPTED BY (I.E., TAKEN INTO THE OWNERSHIP AND MANAGEMENT OF) THE SEWERAGE UNDERTAKER — IN MOST OF LONDON, THAMES WATER (THAMES WATER UTILITIES LTD). UNDER THE WATER INDUSTRY ACT 1991 (AS AMENDED BY THE WATER INDUSTRY ACT 2003) AND THE SEWERS FOR ADOPTION 7TH EDITION (THE DESIGN AND CONSTRUCTION STANDARDS FOR PRIVATE SEWERS TO BE ADOPTED AS PUBLIC SEWERS IN ENGLAND AND WALES), THAMES WATER CAN ADOPT PRIVATE SEWERS — AND SINCE THE 2011 PRIVATE SEWER TRANSFER (THE TRANSFER OF PRIVATE SEWERS AND LATERAL DRAINS TO SEWERAGE UNDERTAKERS UNDER THE WATER INDUSTRY (SCHEMES FOR ADOPTION OF PRIVATE SEWERS) REGULATIONS 2011) MANY SEWERS THAT WERE PREVIOUSLY PRIVATE HAVE BECOME PUBLIC SEWERS. SEWER BUILD-OVER CONSENT (BUILD-OVER AGREEMENT — REQUIRED FROM THAMES WATER BEFORE ANY CONSTRUCTION WITHIN 3M OF A PUBLIC SEWER OR WITHIN 6M OF A LARGER PUBLIC SEWER > 900MM DIAMETER): THIS REQUIREMENT APPLIES TO: BUILDING A REAR EXTENSION OVER OR WITHIN 3M OF A PUBLIC SEWER — THE MOST COMMON BUILD-OVER SCENARIO IN LONDON VICTORIAN TERRACE RENOVATION; BUILDING A LOFT CONVERSION WHERE THE STRUCTURAL LOADS CHANGE AND COULD AFFECT A PUBLIC SEWER; ANY FOUNDATION WORK WITHIN 3M OF A PUBLIC SEWER. SEWER BUILD-OVER AGREEMENT PROCESS: (1) IDENTIFY THE LOCATION OF PUBLIC SEWERS ON THE PROPERTY — OBTAIN RECORDS: SUBMIT A RECORDS SEARCH TO THAMES WATER (OR USE THAMES WATER'S SEWER RECORDS MAP ONLINE — THAMES WATER DEVELOPER SERVICES — WWWW.THAMESWATER.CO.UK/BUILDING-NEAR-A-SEWER); (2) DETERMINE IF BUILD-OVER APPLIES: IF ANY PART OF THE PROPOSED STRUCTURE IS WITHIN 3M OF A PUBLIC SEWER (MEASURED HORIZONTALLY FROM THE EDGE OF THE PIPE) — A BUILD-OVER AGREEMENT IS REQUIRED; (3) SUBMIT A BUILD-OVER APPLICATION TO THAMES WATER DEVELOPER SERVICES — FEE APPROXIMATELY £360-500 (2024 THAMES WATER BUILD-OVER APPLICATION FEE — SUBJECT TO CHANGE); (4) THAMES WATER REQUIRES A CCTV PRE-BUILD-OVER SURVEY OF THE AFFECTED SEWER — AND A CCTV POST-BUILD-OVER SURVEY AFTER CONSTRUCTION — TO VERIFY THAT THE SEWER HAS NOT BEEN DAMAGED DURING CONSTRUCTION.

Misconnected Drains and Surface Water Drainage

MISCONNECTED DRAINAGE IS A VERY COMMON LEGACY PROBLEM IN LONDON VICTORIAN TERRACES — IT OCCURS WHERE A DRAINAGE PIPE HAS BEEN INCORRECTLY CONNECTED (OR RE-ROUTED DURING A PREVIOUS RENOVATION) TO THE WRONG DRAIN RUN — FOR EXAMPLE: SURFACE WATER (FROM ROOF GUTTERS, YARD CHANNELS, OR PATIO DRAINAGE) CONNECTED INTO THE FOUL SEWER (WHICH SHOULD CARRY ONLY FOUL WATER FROM WCS, SINKS, AND BATHS) — THIS IS INCREASINGLY COMMON IN LONDON AND CONTRIBUTES TO FLOODING OF THE COMBINED SEWER SYSTEM AND POTENTIALLY TO ILLEGAL POLLUTION OF WATERCOURSES; OR FOUL WATER CONNECTED INTO THE SURFACE WATER DRAIN (WHICH SHOULD CARRY ONLY RAINWATER) — THIS IS AN ILLEGAL POLLUTION OF THE SURFACE WATER DRAINAGE NETWORK AND CAN RESULT IN ENFORCEMENT ACTION BY THAMES WATER OR THE ENVIRONMENT AGENCY.

COMBINED vs SEPARATE SYSTEM: MOST LONDON VICTORIAN TERRACES ARE CONNECTED TO A COMBINED SEWER SYSTEM (ONE PIPE CARRYING BOTH FOUL AND SURFACE WATER — THE VICTORIAN ERA COMBINED SEWER SYSTEM — WHERE BOTH FLOWS ARE CARRIED TO THE SEWAGE TREATMENT WORKS TOGETHER — THIS IS THAMES WATER'S LEGACY NETWORK IN MUCH OF INNER LONDON). SOME PARTS OF LONDON (PARTICULARLY OUTER LONDON BUILT AFTER THE 1960S) HAVE A SEPARATE SYSTEM (TWO PIPES — ONE FOUL SEWER, ONE SURFACE WATER SEWER). CHECKING FOR MISCONNECTION: A CCTV DRAINAGE SURVEY CAN IDENTIFY MISCONNECTED DRAINS — ALTERNATIVELY A DYE TEST (FLUSHING A NON-STAINING FLUORESCENT DYE DOWN EACH DRAIN OUTLET AND CHECKING WHICH INSPECTION CHAMBER IT APPEARS IN) CAN IDENTIFY DRAIN RUNS. MISCONNECTION IS MOST OFTEN DISCOVERED DURING: PRE-PURCHASE SURVEYS, CCTV SURVEYS COMMISSIONED FOR BUILDING CONTROL (DRAINAGE INSPECTION AS PART OF EXTENSION OR LOFT CONVERSION BC SUBMISSION), OR PLANNING CONDITION COMPLIANCE (SOME PLANNING CONDITIONS REQUIRE DRAINAGE SURVEY AS PART OF THE PLANNING CONDITION DISCHARGE). BUILDING REGULATIONS PART H (DRAINAGE AND WASTE DISPOSAL) REQUIRES THAT ANY NEW OR ALTERED DRAIN CONNECTIONS ARE CORRECTLY MADE TO THE APPROPRIATE (FOUL OR SURFACE) SYSTEM — BUILDING CONTROL WILL INSPECT DRAINAGE CONNECTIONS DURING A BUILDING REGULATIONS APPLICATION FOR AN EXTENSION.

Common Drainage Defects and Remediation

THE MOST COMMON DRAINAGE DEFECTS FOUND IN LONDON VICTORIAN TERRACES ON CCTV SURVEY — AND THEIR REMEDIATION OPTIONS.

ROOT INTRUSION (MOST COMMON FINDING IN LONDON VICTORIAN TERRACES WITH MATURE GARDEN TREES — TYPICALLY SILVER BIRCH, WILLOW, ASH, OR PLANE — WITHIN 2-3M OF THE DRAIN RUN): REMEDIATION OPTIONS — (A) DRAIN JETTING (HIGH PRESSURE WATER JET — TYPICALLY 4,000-6,000 PSI — INSERTS A FLEXIBLE HOSE INTO THE DRAIN AND BLASTS WATER THROUGH A REARWARD-FACING NOZZLE — REMOVES GREASE, SCALING, AND LIGHT ROOT INTRUSION — DOES NOT REPAIR THE CRACK OR DISPLACED JOINT THROUGH WHICH THE ROOTS ENTERED); (B) DRAIN PATCH LINING (A SMALL-DIAMETER EPOXY-IMPREGNATED FELT LINER IS INSERTED THROUGH THE INSPECTION CHAMBER AND EXPANDED INTO POSITION TO SEAL A SPECIFIC CRACKED SECTION OR DISPLACED JOINT — CHEAPER THAN FULL RELINING OR EXCAVATION — SUITABLE FOR LOCALISED SINGLE DEFECTS); (C) CIPP (CURED IN PLACE PIPE LINING — THE INSERTION OF A FLEXIBLE FIBRE-REINFORCED FELT LINER IMPREGNATED WITH EPOXY OR POLYESTER RESIN THROUGH THE EXISTING DRAIN SYSTEM AND CURED IN-SITU USING HOT WATER, STEAM, OR UV LIGHT TO FORM A STRUCTURAL PIPE-WITHIN-A-PIPE — EFFECTIVE FOR EXTENSIVE ROOT INTRUSION, MULTIPLE JOINT DISPLACEMENTS, OR CRACKING THROUGHOUT A PIPE RUN — DOES NOT REQUIRE EXCAVATION); (D) OPEN-TRENCH EXCAVATION AND REPLACEMENT (WHERE THE PIPE IS SEVERELY COLLAPSED, HEAVILY DEFORMED, OR COMPLETELY BLOCKED, OR WHERE CIPP IS NOT TECHNICALLY FEASIBLE — OPEN TRENCH EXCAVATION TO EXPOSE AND REPLACE THE DEFECTIVE DRAIN SECTION WITH NEW POLYPIPE UNDERGROUND DRAIN 110MM OD [INTERNAL 97MM] OR 160MM OD HDPE PUSH-FIT DRAIN WITH RUBBER-RING JOINTS — COMPLYING WITH BS EN 1401-1:2019 FOR SOIL DRAINAGE PIPE — THIS IS THE MOST DISRUPTIVE AND EXPENSIVE OPTION — PARTICULARLY IF THE DRAIN RUNS UNDER THE BUILDING FOOTPRINT).

Frequently Asked Questions

Do I need a drainage survey before buying a Victorian terrace?
A CCTV drainage survey is strongly recommended as standard for any London Victorian terrace purchase — the reasons: (1) Victorian vitrified clay pipes are 100-150 years old — at this age, root intrusion, joint displacement, and pipe deterioration are common — none of these are visible without a CCTV camera inside the drain; (2) a standard RICS HomeBuyer Survey or Building Survey (Level 2 or Level 3) does not include a CCTV drainage survey — the surveyor will lift inspection chamber covers and check flow visually, but will not camera the pipe runs — drainage defects visible only on CCTV are specifically excluded from the standard survey; (3) drainage remediation costs in a Victorian terrace range from £500-1,000 (drain jetting + localised patch lining) to £5,000-30,000 or more for extensive drain relining (CIPP) or open-trench drain replacement under a building — compared to these costs, a CCTV drainage survey at £200-400 is outstanding value for money; (4) drainage defects can be used as negotiation leverage with the vendor if found pre-purchase; (5) Thames Water records do not always show the exact location of legacy drainage runs accurately — a CCTV survey combined with a records check is the only way to be certain of drain locations before an extension or renovation; recommended: instruct a specialist drainage contractor (not the conveyancing solicitor's standard drain search) — obtain a CCTV survey with a written condition report and video recording.
What is a sewer build-over agreement and do I need one?
A sewer build-over agreement is a formal approval from Thames Water (the sewerage undertaker for most of London) required before constructing any structure over or within 3m of a public sewer: what is a public sewer: a sewer adopted by (owned and operated by) Thames Water — since the 2011 private sewer transfer, many sewers in London that were previously private are now Thames Water public sewers; when you need build-over consent: if any part of your proposed structure (extension foundation, pile, floor slab, or building footprint) is within 3m horizontally of a public sewer — measured from the edge of the pipe to the nearest edge of your new structure — a build-over agreement is required; also required: within 6m of a larger sewer (>900mm diameter); where the sewer depth is >3m — deeper sewers require a more complex build-over design; how to find sewer locations: Thames Water online sewer records map (Thames Water Developer Services website — free search); formal Thames Water records search (submit via Developer Services — fee applies — gives official pipe locations and diameters); process: (1) identify sewer location using Thames Water records; (2) submit build-over application to Thames Water Developer Services (~£360-500 fee); (3) Thames Water requires pre-construction CCTV survey + post-construction CCTV survey of affected sewer; consequences of building without a build-over agreement: Thames Water has the right to require demolition of any structure built over a public sewer without consent — this is a serious legal and commercial risk that can affect the ability to sell or mortgage the property.
What does CCTV drainage survey reveal in a Victorian terrace?
A CCTV drainage survey of a London Victorian terrace typically reveals one or more of the following common defects in 100-150 year old vitrified clay drainage: root intrusion (tree roots entering through cracked pipe joints — common where mature garden trees are within 2-3m of the drain run — silver birch, willow, ash, plane, and poplar are the most aggressive drain root species in London gardens); joint displacement (pipe joints shifted horizontally or vertically due to seasonal London clay movement — shrinkage in summer drought, swelling in wet winters — very common in inner London clay); partial collapse or deformation (crushed section of clay pipe — typically from vehicle loading above, point load, or loss of soil support); scaling and grease deposits (accumulation in foul drains running under kitchens and bathrooms — common in pipes with low gradient that reduce self-cleaning velocity); defective connections (misconnected or incorrectly angled branch connections from historic drain extensions); sulphate attack (whitish crystalline deposit on concrete drain/manhole sections — sulphates in London clay attack Portland cement concrete — causes crumbling of concrete manholes and concrete drain surrounds); misconnection (surface water connected to foul drain or vice versa — a very common legacy issue from Victorian/Edwardian or post-war drain extensions); egg-cracking (fine crazing of the vitrified clay pipe internal glaze — typical of pipes at end of service life — not yet collapsed but indicating deterioration).
What is CIPP drain lining and when is it used?
CIPP (Cured In Place Pipe) lining — also called drain lining, no-dig drain repair, or structural pipe lining — is a trenchless drain repair method where a flexible felt liner impregnated with epoxy or polyester resin is inserted through the existing damaged drain and cured in-situ to form a structural new pipe inside the old damaged pipe: process: (1) the drain is first jet-cleaned to remove all roots, grease, and debris; (2) the resin-impregnated felt liner is inserted through an inspection chamber using a winch and rubber bladder system; (3) the liner is expanded against the inside of the existing pipe using water pressure or air; (4) the resin is cured using hot water, steam, or UV light to harden into a rigid structural tube; (5) a CCTV camera confirms the finished liner is continuous, fully adhered, and all junctions are reinstated; result: a structural, watertight new pipe inside the old damaged pipe — root intrusion stopped, joint displacement sealed, cracks eliminated — without excavation; when used: extensive root intrusion throughout a pipe run; multiple joint displacements too numerous for individual patch repairs; generalised cracking or deterioration of clay pipe without complete collapse; drain runs under a building footprint where excavation would be destructive or not possible; costs: approximately £80-150/m for 100mm drain CIPP relining — minimum charge approximately £500-800 — cheaper and less disruptive than open-trench excavation and replacement for long runs; note: CIPP lining reduces the internal diameter of the pipe by the liner wall thickness (~6-8mm per side for a typical liner) — this is not significant for a standard 100mm residential drain.
How much does a drainage survey cost in London?
Drainage survey and remediation costs London 2025 (drainage contractor): CCTV drainage survey (pre-purchase, standard residential property, written report + video): approximately £200-400; Thames Water sewer build-over application (Developer Services fee): approximately £360-500 (subject to annual revision — check Thames Water Developer Services); pre+post build-over CCTV surveys (required by Thames Water as part of build-over agreement): approximately £300-600 (combined); drain jetting (high pressure water jetting, one main run + inspection chamber clean): approximately £150-300; drain patch lining (single localised defect, epoxy patch): approximately £300-600 per patch; CIPP relining (cured in place pipe lining, full run): approximately £80-150/m for 100mm drain — minimum charge ~£500-800; open trench excavation and drain replacement: approximately £200-500/m (shallow drain <1m depth, open rear garden access) — up to £1,000-2,000/m (deep drain >2m depth or under building footprint requiring shoring); CCTV survey as part of building control drainage inspection (for extension): approximately £250-500; pre-purchase CCTV survey recommendation: a £200-400 pre-purchase CCTV drainage survey is outstanding value compared to potential remediation costs of £5,000-30,000 for extensive drain relining or replacement under a London Victorian terrace.
