Flat Roof Maintenance Guide for London Homes

Everything London homeowners need to know about maintaining flat roofs — inspection schedules, common problems, repair options, and when to replace.

Why Flat Roof Maintenance Matters

London's climate is demanding for flat roofs. Heavy rain in autumn and winter, UV exposure in summer, and freeze-thaw cycles in cold spells all stress the membrane and drainage systems.

A well-maintained flat roof can last 20–30 years. Neglected, the same roof may fail within 10 years — leading to costly water damage, mould, and structural issues.

Types of Flat Roof Systems

Felt (bitumen) roofs The traditional system, installed in layers of felt and bitumen. Common on pre-2000 buildings. Prone to cracking and blistering as they age.

Single-ply membrane (EPDM, TPO, PVC) Modern rubberised membranes that flex with temperature changes. EPDM (Firestone, Carlisle) is widely used and can last 40+ years with care.

GRP (fibreglass) roofs Glass-reinforced polyester applied as a liquid and cured to a solid surface. Very low maintenance, seamless, and popular since the 1990s.

Green roofs Planted roofs over waterproof membranes. Require drainage layer maintenance and annual plant care alongside standard roof checks.

Inspection Schedule

Every 6 months (spring and autumn):

  • Clear all drainage outlets, gutters, and downpipes
  • Check for standing water (should drain within 24 hours of rain)
  • Inspect visible membrane for splits, cracks, blisters, or tears
  • Look for debris dams blocking drainage paths
  • Check upstands and flashings where the roof meets walls

After any storm:

  • Clear debris
  • Check outlets are not blocked
  • Look for new damage to flashings

Annual professional inspection:

  • Full assessment of membrane condition
  • Check all penetrations (pipes, vents, rooflights) for seal integrity
  • Assess drainage falls — flat roofs should have a minimum 1:80 fall
  • Document condition for records and insurance

Common Problems and Solutions

Ponding water Cause: blocked outlets, inadequate falls, or structural deflection. Fix: clear outlets immediately. If ponding persists after clearing, a drainage engineer or roofer needs to assess the falls and potentially add outlets or tapered insulation.

Blisters Cause: moisture trapped beneath the membrane during installation or from condensation. Fix: small blisters can be monitored. If they grow or burst, the affected section must be cut back, dried, and repaired by a specialist.

Cracking and splitting Cause: UV degradation and thermal movement, especially in old felt systems. Fix: small cracks can be sealed with compatible lap sealant. Widespread cracking means the membrane has reached end of life and needs full replacement.

Flashing failures Cause: sealant drying out, movement at wall junctions, or poor original detailing. Fix: re-point mortar, replace lead or aluminium flashings, and apply roofing sealant at junctions. This is one of the most common sources of roof leaks.

Rooflight leaks Cause: perished seals around the frame or condensation mistaken for a leak. Fix: check whether water appears during rain (genuine leak) or on cold mornings (condensation). Perished seals can be replaced without replacing the rooflght unit.

Shrinkage of felt edges Cause: old felt contracts over time and pulls away from upstands. Fix: re-bond edges with bitumen adhesive or apply GRP or lead capping to the upstand.

Repair vs Replace

Repair is appropriate when:

  • The membrane is less than 15 years old
  • Damage is isolated to a specific area
  • The substrate is sound and dry
  • No structural movement has occurred

Replacement is appropriate when:

  • The membrane is over 20 years old and showing widespread deterioration
  • Multiple repairs have been done in recent years
  • Water has penetrated the insulation layer (detected by core sampling)
  • You are extending or refurbishing and the roof will be disturbed anyway

Cost Guide (London, 2025)

  • Inspection and minor repairs: £150–£400
  • Felt patch repair: £200–£600 per section
  • Flashing replacement (linear metre): £50–£120/m
  • EPDM re-cover (per m2): £60–£120/m2
  • Full GRP replacement (per m2): £70–£140/m2
  • Tapered insulation and drainage upgrade: £90–£180/m2

A standard single-storey extension roof of 20m2 typically costs £1,200–£2,800 for a full replacement in EPDM.

When to Call a Specialist

Call immediately if:

  • Water is entering the property
  • You see sagging or structural deflection
  • Mould is appearing on interior ceilings
  • After a storm causes visible membrane damage

Don't delay if:

  • There is ponding water that hasn't cleared within 48 hours
  • Flashings are visibly separating from the wall
  • The felt edges are pulling away along more than 1 metre of upstand

Maintenance Tips to Extend Life

  1. Never walk on a flat roof without protective boards to spread load
  2. Remove moss and algae with biocide — do not pressure wash
  3. Keep drainage clear year-round — autumn leaves are the biggest risk
  4. Ensure roof vents are not blocked — ventilation reduces condensation
  5. Treat any new penetration (antenna, pipe, solar bracket) with appropriate flashing immediately
  6. Keep records of all repairs with dates and materials used

Planning and Regulations

Standard flat roof maintenance and like-for-like repairs do not need planning permission. However:

  • Raising the height of a flat roof may require consent
  • Changing a flat roof to a pitched roof usually requires planning permission
  • Adding a roof terrace to a flat roof always requires planning permission
  • Party wall considerations apply if the flat roof is adjacent to a shared wall

Building Regulations apply to any flat roof replacement affecting the thermal performance — you will need to meet current U-value requirements (typically 0.18 W/m2K for roofs).

Getting Quotes

When getting quotes for flat roof work, ask:

  • What membrane system are you proposing?
  • What guarantee does the manufacturer offer?
  • What is the estimated life of this system?
  • Is the existing insulation being retained or replaced?
  • Will you provide a signed completion certificate?

Reputable flat roofing contractors offer manufacturer-backed guarantees of 10–20 years on membrane systems. Always check that the contractor is approved by the membrane manufacturer.
