Damp Proofing in London Homes: Rising Damp, Penetrating Damp, and Condensation Explained
Damp is one of the most searched topics among London homeowners — and one of the most frequently misdiagnosed and mis-sold solutions. Understanding the difference between the three main types of damp, their causes, and their appropriate remedies can save you thousands of pounds.
The Three Types of Damp
1. Rising Damp
Rising damp occurs when ground moisture travels up through masonry by capillary action. It is relatively rare in London's Victorian and Edwardian terrace stock — though it is often diagnosed when other causes are actually responsible.
Genuine rising damp characteristics:
- Tide mark on internal plasterwork, typically below 1m from floor level
- White salt deposits (efflorescence) on the wall surface
- Damp meter readings that are higher at the bottom of the wall and reduce with height
- Most prevalent where there is no damp-proof course or the existing DPC has failed
Treatment options:
- Chemical injection DPC: Silicone-based fluid injected into mortar courses creates a new chemical barrier
- Physical DPC insertion: Rarely used in existing buildings — more relevant to new-build
- Drainage channel systems: Where the DPC cannot be installed effectively, a drainage system at floor level manages the water ingress rather than stops it
Be sceptical of any contractor who diagnoses rising damp based solely on a damp meter reading without explaining the full evidence. Damp meters detect surface moisture — they cannot independently confirm the cause.
2. Penetrating Damp
Water penetrating through the external envelope from outside. By far the most common form of damp in London homes.
Common causes in London properties:
- Cracked or failed render: Common on Victorian and Edwardian properties with cement render applied over lime-mortar brickwork, which cracks as the buildings move and breathe
- Pointing failure: Mortar between bricks becomes porous or falls out, allowing water in
- Leaking gutters and downpipes: Overflowing or cracked gutters direct water straight down the external wall. Very common in London terrace stock where gutters are infrequently maintained
- Chimney stack issues: Cracked flashings, failed pointing, and missing chimney caps allow water into the roof void and down internal walls
- Flat roof failure: A leaking flat roof on a bay window or rear addition allows water into the structure
- Window and door surrounds: Failed mastic seals around frames allow water tracking inward
- Party wall defects: Failed copings or flashings on party walls allow water in at high level
Treatment: Always fix the source before treating internal symptoms. Replastering over penetrating damp without fixing the external cause is a waste of money.
3. Condensation
The most common cause of damp problems in London homes by a significant margin — and the one most often misdiagnosed as rising damp or penetrating damp.
Condensation occurs when warm moist air contacts a cold surface. In London homes, the most vulnerable surfaces are:
- External walls in poorly heated and ventilated rooms
- Cold bridge points (window reveals, lintels, areas where insulation is absent)
- Behind furniture placed against external walls
- In corners at floor-wall junctions
- Roof slopes in poorly ventilated loft spaces
Signs of condensation rather than rising damp:
- Mould growth on the surface rather than behind it
- Pattern of mould follows cold surfaces (corners, reveals, external wall areas)
- Problem is worse in autumn and winter
- Rooms are not well heated or ventilated
- No associated tide mark or salt deposits
Treatment:
- Improve ventilation: Extract fans in kitchens and bathrooms, background trickle ventilators in habitable rooms
- Improve heating: Cold rooms with poor heating create cold surfaces
- Reduce moisture generation: Cooking with lids, tumble drying with ventilation, not drying clothes on radiators
- Insulation: Thermal upgrading of walls and roofs raises surface temperatures and eliminates cold bridges
- Anti-mould decoration: Mould-resistant paint as a short-term measure — not a cure
The Importance of Independent Assessment
The damp proofing industry has a commercial incentive to recommend treatment. Surveys carried out by contractors who sell chemical injection systems are not independent — this is not a criticism, it is a structural conflict of interest.
Where damp is a concern, RCB recommends obtaining an independent assessment from:
- A building surveyor (RICS Level 3 or specialist)
- A structural engineer where structural causes are suspected
- A specialist independent damp consultant (not a contractor)
Once the cause is confirmed, you can then obtain competitive quotes for the correct treatment.
