Electrical Safety During a Home Renovation
Electrical work during a home renovation is one of the most safety-critical elements of the project — and one where cutting corners creates lasting risk. Here's what your electrician must do, what you should check, and what documentation you're entitled to expect at the end of the project.
Part P Building Regulations
Electrical installation work in dwellings in England is subject to Part P of the Building Regulations. Notifiable electrical work — including new circuits, consumer unit replacements, and certain additions to existing circuits — must be carried out by a Part P-registered electrician or notified to Building Control. Part P-registered electricians are self-certified through a competent persons scheme (NAPIT, NICEIC, or similar) — they carry out the work and self-certify it to Building Control without the need for a separate inspection, provided the work is within the scope of their registration.
Any electrical work carried out by an unregistered person must be notified to and inspected by Building Control. Do not accept electrical work on your property where neither condition has been met.
What Your Electrician Must Provide
At completion of any notifiable electrical work, your electrician must provide: an Electrical Installation Certificate (EIC) confirming that the new installation has been designed, installed, inspected, and tested in accordance with BS 7671 (the IET Wiring Regulations); or, for additions to an existing installation, a Minor Electrical Installation Works Certificate (MEIWC). These documents should be retained permanently with the property records — they are required by solicitors on sale and by mortgage lenders in some circumstances.
Consumer Unit Replacement
If your renovation includes a consumer unit (fuse board) replacement — either as part of a rewire or as a standalone upgrade — the new consumer unit must be a dual RCD-protected unit or a consumer unit with RCBO protection for each circuit. Since 2016, consumer units in domestic premises must be enclosed in a non-combustible material (steel enclosures rather than plastic). If a plastic consumer unit is proposed, query this.
Testing
All new electrical installations must be tested before energising. Testing includes: continuity testing (checking earth continuity on all circuits); insulation resistance testing (checking for faults in the cable insulation); polarity testing; and RCD testing. The test results are recorded on the EIC. If your electrician cannot or will not provide test results, do not accept the work.
During the Works
Don't allow construction workers to interfere with the electrical installation — even to move a cable that's in the way, or to add a socket without the electrician's involvement. Unqualified interference with electrical installations is dangerous and potentially invalidates the existing certificates.
Ensure the site is not energised through unsafe temporary connections during the construction period. A proper temporary supply arrangement, safely installed, is the appropriate way to provide power during a renovation.
