Fire Safety in Home Renovation: What Building Regulations Require
Fire safety is one of the most important considerations in residential building work. Building Regulations Part B sets minimum standards for means of escape, fire spread, fire detection, and firefighter access. These requirements affect extension design, loft conversions, and refurbishments in specific ways.
Means of Escape
In extensions: Where an extension creates a new kitchen or habitable room, Building Regulations require that there is an adequate means of escape from the property in case of fire. Extensions typically satisfy this by providing an openable window in each habitable room and clear escape routes through the house.
In loft conversions: A loft conversion creates an additional storey. Means of escape from the loft level is a specific Building Regulations requirement. Where the loft is accessed via a staircase rising from an upper floor landing, the staircase must be enclosed in a fire-resistant structure (protected corridor) to allow safe escape past the lower floors. Specifically:
- The loft staircase must be separated from lower floors by fire-resistant construction (typically 30-minute fire resistance)
- Corridor and landing areas on all floors below the loft must be enclosed
- All doors opening onto the escape route must be fire-resisting self-closing doors (FD20S typically)
- An interlinked smoke alarm system is required on all floors
Alternative approaches: Where a protected staircase is impractical, an alternative is a roof window or dormer window from the loft room meeting the emergency egress window specification (minimum 0.33m² clear opening, 450mm minimum height and width, sill maximum 1100mm from floor).
Fire Detection and Alarms
Building Regulations require smoke alarms in all new and material change of use dwellings. For extensions and loft conversions, the existing alarm provision is reviewed:
- Smoke alarms are required in every circulation area (hallway, landing)
- A heat alarm is required in the kitchen
- All alarms must be interlinked (when one sounds, all sound)
- Mains-powered alarms with battery backup are required (not battery-only)
Structural Fire Resistance
Extensions must achieve minimum structural fire resistance:
- External walls on or near the boundary must achieve fire resistance from inside and outside
- Structural elements must achieve minimum 30-minute fire resistance in most domestic situations
Cavity Barriers
Where cavity wall construction is used in extensions, cavity barriers must be installed to prevent fire spreading through the cavity — particularly at junctions with party walls, around windows, and at roof junctions.
