How to Design a Utility Room That Actually Works
A utility room is one of those spaces that makes an enormous practical difference to daily household life when it's well designed — and a source of frustration when it's an afterthought. Moving the washing machine, tumble dryer, boiler, freezer, and associated storage out of the kitchen frees up both physical space and visual calm in the main living areas. Here's how to plan one effectively when your extension or refurbishment creates the opportunity.
Location
The ideal utility room location is adjacent to or accessible from the kitchen — for workflow convenience and because the plumbing connections to the washing machine and sink can be kept as short as possible. Ground-floor utility rooms that connect to the garden or an external door are particularly practical — muddy boots, wet dogs, and sports kit can come in through the utility rather than through the main entrance.
Where a full separate room isn't possible, a utility can be incorporated into a rear extension alongside the kitchen, or tucked into a corridor with a cleverly designed run of cabinetry and appliances behind full-height doors.
Essential Elements
Washing machine and tumble dryer. Side-by-side or stacked depending on the floor plan. If stacking, ensure the combined height is accessible for the person doing the laundry — machines stacked above shoulder height are poorly ergonomic. Allow space for loading and unloading (front-loading machines need clear space in front; top-loading machines need clear space above).
Sink. A utility sink is one of the most useful features of a well-designed utility room — for hand-washing, cleaning shoes and sports kit, filling mop buckets, and washing the dog. A deep Belfast or laundry sink with a mixer tap is a popular choice.
Storage. Consider: overhead cabinetry for cleaning products; a hanging rail or airer for drying; boot storage or a bench for outdoor footwear; a broom cupboard for mops and vacuum cleaners; and a linen or airing cupboard if the hot water cylinder is located here.
Boiler location. If the boiler is in the utility room, allow adequate clearance for servicing and ensure the flue route is accounted for in the design. A boiler concealed within a cupboard is cleaner visually but must have adequate ventilation and access for annual service.
Services and Ventilation
The utility room needs: a cold water supply (for washing machine and sink); a hot water supply (for sink); a waste connection (for washing machine and sink); an electricity supply with sufficient circuits for appliances; and a gas supply if the boiler is located here. Ventilation is important — tumble dryers produce moisture and heat; ensure either a condensing dryer or a ducted extract to outside air.
In a new extension, designing the utility into the ground plan from the outset allows all services to be routed efficiently during first fix. Retrofitting a utility room into an existing space often involves more complex service routes and higher cost.
